Three miles southwest of Downtown Dayton, Madden Hill is a small neighborhood between Highway 35 and Interstate 75. The community's landscape is modest, with simple homes and grass lawns lining wide roads. "In my opinion, it's one of the least developed of all the Dayton suburbs, but there is a lot of potential for growth," says Realtor Miranda Biedenharn, who works with Comey and Shepherd Realtors and has been selling in the area for 15 years. Surrounding the neighborhood are a few parks, including the notable Dayton Grotto Garden on the Dayton VA Medical Center campus. There are also a couple of local restaurants nearby, but for national chains, shops and entertainment, locals venture out on the highways 2 miles away. "There's not a lot going on in the area, but some people like that quiet," Biedenharn says.
Holistic health and wellness at Gem City Market
Restaurants and shops are limited around Madden Hill. Over the years, businesses have closed around the neighborhood, but one local spot remains. The Patriot Eatery & Pizzeria serves a little bit of everything, from corned beef hash to buffalo chicken subs. Three small supermarkets are right by the neighborhood, but the closest big-name grocer is Gem City Market, 3 miles north. The co-op supplies typical kitchen staples, but it also offers cooking courses and nutrition programs. It even has a mini health clinic. People visit Westown Shopping Center 2 miles away or head downtown for retail shopping. When it comes to entertainment, university sports are just around the corner. "Right down that hill from Madden Hill, you get to The University of Dayton and the UD Arena," says Sean Lightfoot, Realtor at Howard Hanna Real Estate Services who's sold in the area before. "You've got football and basketball arenas that are 2 or 3 miles at best from where the neighborhood is." Fitting almost 14,000 spectators, men's basketball attendance at the arena has been in the NCAA's Top 35 every year since the building opened. The stadium has also hosted the most NCAA Tournament games ever.

Simple homes for simple prices
Most homes in Madden Hill are modest brick ranch-style properties, with some bungalows and two-story homes mixed in. These typically come in Cape Cod or Craftsman-style designs. Spacious lawns are kept trim, with decorative plants other than the occasional mature tree being rare. Homes like the ones on Della Drive feature driveways and multi-car garages, while houses farther north require street parking. Paved sidewalks are abundant, making the community feel walkable. Home prices range between $100,000 and $155,000, but properties needing serious renovation list between $20,000 and $80,000. "With the price points, you are seeing a lot of investors coming in hoping that the area will turn over," says Biedenharn. Even with all the investment opportunities, the neighborhood has a high and stable owner-occupancy rate, with roughly 61% of residents being homeowners.

Beating the heat at Mallory Park
For recreation, Mallory Park is a nearby option. The park features a large basketball court, a playground, and a splash park to help cool visitors during the warm summer months. Other neighborhood parks within 1 mile include Gillespie Park and McCabe Park. Next to Gillespie Park is the Boys & Girls Club of Dayton, which offers various after-school and summer programs for children, including sports and fitness. Less than 2 miles west, residents walk past ponds, stone archways and blossoming flowers at Dayton Grotto Gardens on the Dayton VA Medical Center campus. Originally built as a sanctuary for Civil War veterans, the gardens now have several plots dedicated to Purple Heart and disabled veterans.

Three schools within walking distance
Dayton Public School District's zoning allows for highly flexible school choice. Still, many children attend Louise Troy Elementary School since it's right next door to the community. The school earns a D-plus rating from Niche. Next are Wogaman Middle School and Paul Laurence Dunbar High School, both inside the neighborhood's boundaries. Wogaman has a D-plus Niche rating, while Dunbar High earns a C-minus. Dunbar High is Dayton's only historically African-American high school, and it offers College Credit Plus courses through Sinclair Community College and a nursing program through Kettering Health Network.
Louise Troy Elementary has a student to teacher ratio of 11 to 1.

From Nicholas Road to everywhere
Madden Hill is about 3 miles removed from Downtown Dayton and has no major highways. However, roads like Germantown Pike and Nicholas Road are the main avenues to get in and out of the neighborhood. "The neighborhood is not too far unattached. You drive down Nicholas Road, and you're at everything," says Lightfoot. Plus, the streets lead to larger thoroughfares, like Interstate 75 and Highway 35, in about 2 miles. Bus stops line the community's borders, and Dayton International Airport is about 15 miles north.
A water reclamation plant nearby
Madden Hill is less than 2 miles north of the City of Dayton Water Reclamation Facility. While water reclamation plants can sometimes cause unpleasant odors to drift into surrounding areas, the distance between the plant and the neighborhood is far enough that most locals do not notice any smell. The city also installed a large odor control facility in 1993, which continues to prevent odor complaints significantly.
Crime
The neighborhood has a CAP Index crime score of 7, versus the national average of 4. The area has higher-than-average scores for violent crime. The West District of the Dayton Police Department addresses this by regularly patrolling the neighborhood and supplying the community with crime-stopper resources.
