Tucked between the Stillwater and Great Miami

Set against the convergence of the Stillwater and Great Miami Rivers, McCook Field boasts picturesque views and a suburban environment close to the inner city of Dayton, placing some of the area’s most essential institutions right in the residents’ backyard. “I’d say that the Dayton Children’s Hospital is what brings people to McCook Field,” says Miranda Biedenharn, Realtor with Comey & Shepard, who has been selling in the area for nearly 20 years. “It’s a huge employer, and a lot of the people in the homes are residents or travel nurses who love the proximity to work.” Throw in a tightly-knit community and lower-than-average real estate prices for the area, and recent interest in the location comes into sharp focus.

Value-priced homes north of downtown Dayton

As one of Dayton’s older neighborhoods, homes in McCook Field offer a glimpse into the city’s past, with Victorian and Colonial homes featuring prominently in the southern stretches of the area before the landscape slowly evolves into one of bungalows and American Foursquares as it approaches Northridge. Despite their sometimes-historic nature and larger size, these homes are generally listed at prices far beneath Dayton averages. “For the square footage, it’s an extremely affordable area, and people are starting to realize it,” says Biedenharn. Prices range between the mid-$30,000s for a home in need of complete rehabilitation to the mid-$100,000s for well-maintained and renovated buildings. Sidewalks make the area reasonably pedestrian-friendly, a fact that is reflected in the decision of many locals to ride their bikes into downtown Dayton, some 2 miles south.

Close to the Dayton Children's Hospital

Locals consistently cite location as one of McCook Field’s biggest assets. Bisected by Interstate 75, most major employers and entertainment sites are conveniently close. The Dayton Children’s Hospital in neighboring Old North Dayton is 1 mile east, while the University of Dayton is 3 miles south. Public transit is essential for many residents, and the Dayton RTA bus system offers access to anywhere in the city for $2 a ride.

The area is dotted with familiar fast-food options like McDonald’s and Taco Bell, with local favorite Marion’s Piazza found just across the river in the DeWeese neighborhood. Check out the view at Deeds Point

McCook Field’s west side is the site of its most impressive examples of local greenery and public parks. The Island MetroPark is set just off the Island Park Reservoir and features 43 acres of walking trails, boating opportunities and a band shell that features regular live performances. Further south is Deeds Point MetroPark, best known for its flower-filled landscaping and a panoramic view of Dayton’s skyline. Equipped with 15 different baseball and softball diamonds, Kettering Field hosts most of the area’s local ballgames, including adult and youth leagues alike.

An Ohio educational first

Ohio has an Open Enrollment policy that allows parents to choose the right school for their child, regardless of their district. Local students could begin at Ruskin Elementary School, which has a C-minus from Niche and is well known for its heavily diverse student body. From there, they can attend the C-rated Mad River Middle School before enrolling at Stivers School for the Arts, which ranks a B-plus and offers specialty programs in the fine and performing arts. Those interested in a private education can attend The Greater Dayton School, the first non-religious private school in Ohio dedicated entirely to underserved students.

Get a taste of Old North Dayton

A Taste of Old North Dayton celebrates local food and businesses with vendors, live music and dancing. Held every summer, this Dayton tradition is especially popular with neighboring McCook Field residents, many of whom help to plan the event. A quick drive into downtown Dayton also offers residents access to any of the city’s signature events, including the Dayton Pride Parade, thrown every year to celebrate Dayton’s LGBTQIA+ community.

Important to know

Due to corporate groundwater contamination, the Environmental Protection Agency declared McCook Field a Superfund site in 2009. Vapor intrusion from this contamination can build up in homes, often to a dangerous level. “We’ve done a pretty good job of ensuring at-risk homes have mitigation systems, but it is a challenge,” says Jerry Bowling, President of McCook Field Neighborhood Association. However, he’s quick to point out that this does not affect the drinking water. “The city of Dayton has a premier drinking water system—probably better than most communities in the country.” The CAP Index has listed McCook Field as an 8 out of 10, above the national average of 4 out of 10. Police have responded to increasing crime rates with plans to open a new station in West Dayton, which they hope will assist in response times citywide.
