Busy industrial zones frame McCook Field's older housing and parks
Along the Mad and Great Miami rivers, McCook Field is a heavily industrial area with small residential pockets that have held onto their historic character. The neighborhood's preserved 19th- and 20th-century housing starkly contrasts with busy manufacturing hubs and highways, yet still offers a relatively quiet spot to come home to. People can easily work in the neighborhood for local employers or commute via Interstate 75. Students are close to Dayton public schools, and most commercial options are just a short drive away. For a moment away from the bustle, people visit any of the neighborhood's expansive parks to hike, bike, kayak and play.
Housing is limited but well-preserved and low-cost
Over 75% of McCook Field is industrial, leaving little room for housing. "In the industrial areas, there's just not a lot of residential demand," says Austin McClain, Realtor with Reafco. But as one of Dayton's older neighborhoods, McCook Field has preserved its small clusters of historic homes well over time. You'll find Victorians and colonials from the late 1800s next to Craftsman-style homes and quirky bungalows from the early 1900s. Duplexes and multifamily homes are also common. More people rent their homes, but the area is relatively more affordable than some of Dayton's northern communities, so homes still attract buyers and investors. "For the square footage, it's an extremely affordable area, and people are starting to realize it," says Realtor Miranda Biedenharn with Comey & Shepard. Prices range between the low $100,000s and the low $200,000s, even for extra-large multifamily properties.

Highway access and nearby employers keep commutes straightforward
Interstate 75 cuts through the heart of the neighborhood. Traffic on the highway can create a lot of noise in the area, but not enough to seriously disturb your sleep. "They built up a sound barrier wall so it's not that bad," McClain says. "It's not like it'll drive you crazy, but if you're right on the edge, you would notice it."
Having the interstate nearby makes working around Dayton a breeze. However, not everyone has a far commute. You could work for one of the manufacturers in McCook Field or find opportunities in Downtown Dayton. According to Biedenharn, "Dayton Children's Hospital is also what brings people to McCook Field. It's a huge employer, and a lot of residents are travel nurses who love the proximity to work." Most people drive to work, but you could also catch a city bus or bike.
Ruskin Elementary is a public school in the neighborhood.
Attend Dayton public schools or nearby private options
The neighborhood is part of Dayton Public Schools, with the closest option being Kiser Elementary School in Old North Dayton. McCook Field is home to The Greater Dayton School, the first non-religious private school in Ohio entirely dedicated to underserved students.

Even though the community is primarily industrial, McCook Field has many popular recreation areas, including:
Island MetroPark, a literal island in the Great Miami River with paved trails, kayak launches and a seasonal splash pad

Kettering Field, an expansive sports complex with baseball diamonds, hardcourts and a turf football field
Indoor options include Dayton Indoor BMX and The Salvation Army Dayton Kroc Center, a 25-acre recreational, educational and cultural community center.

People head to the suburbs to shop, even with downtown nearby
The neighborhood has very little commercial development, aside from a few fast-food chains and small taverns along main roads. While McCook Field is just across the river from downtown, businesses there don't often fall within residents' budgets. Many people make the trip to Northridge to find more diverse yet affordable dining and to Huber Heights to shop for groceries or clothes.
Important environmental factors to be aware of
Due to industrial groundwater contamination, the Environmental Protection Agency declared McCook Field a Superfund site in 2009. Vapor intrusion can build up in homes, often to dangerous levels. "We've done a pretty good job of ensuring at-risk homes have mitigation systems, but it is a challenge," says Jerry Bowling, president of McCook Field Neighborhood Association. However, he's quick to point out that this does not affect the drinking water. "The city of Dayton has a premier drinking water system—probably better than most communities in the country."
