Miami Chapel
Suburban Neighborhood in Dayton, Ohio
Montgomery County 45402, 45417
Opportunities for renovation
The streets of Miami Chapel are a combination of older, established homes and humble pops of greenery and foliage. Narrow, worn sidewalks follow streets often in need of repaving. Rows of neat, well-maintained ranch and bungalow-style homes are interrupted by condemned buildings swallowed up by unchecked vegetation. The well-kept homes outnumber the dilapidated three-to-one, sometimes making the ramshackle more apparent. Driveways are standard, along with lawns and fenced-in backyards. Homes tend to be older and often need renovation, with dilapidated bungalows starting in the mid-$20,000s, while fixer-upper ranch styles run in the low-$70,000s. A fully renovated Cape Cod will peak in the low-$100,000s.Green fields in Gillespie
Gillespie Park offers wide stretches of green fields, playgrounds, and basketball courts. The city has recently announced plans for a variety of renovations and upgrades to its park system, including the addition of picnic shelters and a walking trail. These changes are expected to occur over the next five to ten years.Homework Help with Dayton Metro Library
Due to Open Enrollment, parents can send their children to any public school that best suits their needs, regardless of what district they reside in. Students can begin at Louise Troy Elementary before attending Wogaman Middle School, both of which score a D-plus on Niche. “Many of the kids are far behind,” admits Winnie Johnson, branch manager of Dayton Metro Library’s West Branch. “So we offer them a Homework Help program after school for anyone who needs to catch up.” Older students can enroll at Dunbar High School, which has a C-minus and is known for its College Credit Plus program, which allows students to earn college credits while finishing their degree, sometimes leading to students who graduate with a high school diploma and associate degree simultaneously.First Friday and the African American Cultural Festival
The first Friday of every month signals a free event in Downtown Dayton filled with live music, food, comedy clubs, bars and movie theaters. The Dayton African American Cultural Festival has celebrated the African American diaspora with live jazz and gospel, art pavilions and food vendors every August since 2006.Easy access to downtown Dayton
Route 35 runs along the neighborhood’s northern border, providing a 2.5-mile route to downtown Dayton. Public transportation is widespread, and the Great Dayton RTA provides steady service from Miami Chapel to most significant locations within the Dayton metropolitan area on a half-hour basis. For healthcare needs, the Miami Valley Hospital can be found 3 miles east, on the other side of the river.A food desert in West Dayton
For a casual lunch or some takeout, The Patriot Eatery and Pizzeria offers salads, wings and several unique pizza options, including the Capoleo Pizza, topped with ground beef, pepperoni and a spicy Mexican sauce. Shopping and grocery stores within the neighborhood are harder to come by. “We’re in a food desert,” says Johnson. “We don’t have a good grocery store or anything like that. Most people take the bus a few miles to get fresh produce and meat.” The Kroger north of the University of Dayton is a familiar spot for keeping the fridge full.Important to know
Miami Chapel suffers from many of the same issues as other low-income communities in West Dayton. Crime is one factor, with the neighborhood’s CAP Index score at 7, above the national average of 4. Though crime overall in the city has increased yearly since 2021, Dayton Police are quick to point out that violent crime has dropped. Sgt. Kyle Thomas, president of the Dayton Fraternal Order of Police, hopes that increased pressure on the city government will increase police presence there.
