Revitalization around the corner?
Tucked between Route 35 and the Great Miami River, Miami Chapel is a neighborhood known for degrading infrastructure, poverty and community activism. Despite these hardships, local actions and attitudes suggest improvement is just around the corner. “I grew up around this area, and it has changed significantly,” says Tammy Murphy, a broker with RH2L who has served the area since 2001. “All it will take to get them back on their feet is the city to give the area the attention it needs and fulfill their promises.” Community outreach from the city government and private investors has been vocal about making necessary changes, but the process won’t happen overnight.

Homework Help with Dayton Metro Library
Due to Open Enrollment, parents can send their children to any public school that best suits their needs, regardless of what district they reside in. Students can begin at Louise Troy Elementary before attending Wogaman Middle School, both of which score a D-plus on Niche. “Many of the kids are far behind,” admits Winnie Johnson, branch manager of Dayton Metro Library’s West Branch. “So we offer them a Homework Help program after school for anyone who needs to catch up.” Older students can enroll at Dunbar High School, which has a C-minus and is known for its College Credit Plus program, which allows students to earn college credits while finishing their degree, sometimes leading to students who graduate with a high school diploma and associate degree simultaneously.
Dunbar High School has an overall rating of C-, according to Niche.

Opportunities for renovation
The streets of Miami Chapel are a combination of older, established homes and humble pops of greenery and foliage. Narrow, worn sidewalks follow streets often in need of repaving. Rows of neat, well-maintained ranch and bungalow-style homes are interrupted by condemned buildings swallowed up by unchecked vegetation. The well-kept homes outnumber the dilapidated three-to-one, sometimes making the ramshackle more apparent. Driveways are standard, along with lawns and fenced-in backyards. Homes tend to be older and often need renovation, with dilapidated bungalows starting in the mid-$20,000s, while fixer-upper ranch styles run in the low-$70,000s. A fully renovated Cape Cod will peak in the low-$100,000s.

A food desert in West Dayton
For a casual lunch or some takeout, The Patriot Eatery and Pizzeria offers salads, wings and several unique pizza options, including the Capoleo Pizza, topped with ground beef, pepperoni and a spicy Mexican sauce. Shopping and grocery stores within the neighborhood are harder to come by. “We’re in a food desert,” says Johnson. “We don’t have a good grocery store or anything like that. Most people take the bus a few miles to get fresh produce and meat.” The Kroger north of the University of Dayton is a familiar spot for keeping the fridge full.

Though crime overall in the city has increased yearly since 2021, Dayton Police are quick to point out that violent crime has dropped. Sgt. Kyle Thomas, president of the Dayton Fraternal Order of Police, hopes that increased pressure on the city government will increase police presence there.
