Between the Miami and Mad Rivers just outside downtown Dayton is the Old North Dayton neighborhood, which has seen a renaissance over the last five years. On Memorial Day 2019, a tornado ripped through the neighborhood, causing extensive damage. “I had several apartments in that neighborhood that were hit,” says Todd Pultz, a Realtor with Maxxed Out Realty with 11 years of real estate experience. “It’s made a great comeback due to many people getting together to rehabilitate homes affected.”
Old North Dayton is located northeast of Downtown Dayton, and is surrounded by two rivers.

German and Turkish influence
In the late 19th century and early 20th century, two distinct immigrant groups made their way to the Old North Dayton neighborhood. An abundance of Turkish and German families have made this part of Dayton their home. That German influence can be found mainly at the Amber Rose Restaurant on Valley Street. The building where it’s located was built in 1910 and ran as a deli for many years. Since 1990, Amber Rose has served traditional German food, including sausage, sauerkraut and schnitzel. The beer and wine list includes hard-to-find European beverages. Turkish influence can be found in the generations of families living in the neighborhood. “The Turkish community is very family-driven, and they have become an active part of the community,” Pultz says.

Recreation on land and in the water
The home to many baseball tournaments during the warm-weather months, Action Sports Park has eight baseball fields and attracts teams from all over Ohio. “There are many travel baseball teams that play, and It’s busy almost every weekend starting in March with activity,” Pultz says. “They are only a baseball facility. The tornado destroyed an indoor component, and they never rebuilt. They used their insurance money to put turf on the baseball fields.” Mad River flows along the neighborhood’s southern border, and the Miami River is at the north. Both are great fishing rivers, and the Mad River is a popular kayaking waterway. Some people kayak into downtown Dayton from several miles upstream.

Renovated older homes
Homes that date as far as the time that the immigrants started populating Old North Dayton at the turn of the 20th century, along with mid-century ranch-style and Cape Cods. Some of the older houses are Foursquare, Colonial Revival and bungalows. The price ranges from a small three bedroom, one bathroom home for about $115,000 to a larger home that’s north of $200,000,” Pultz adds. Some small pockets of properties have not been refurbished, and some of those may be under $100,000. There’s a mix of single-family, duplex and smaller multi-family homes with four to six units. Fifty-seven percent of the people who call Old North Dayton home are renters.
On a scale from 1 to 10, the crime rate in Old North Dayton is an 8, compared to a national average of 4. Dayton Police have recommended locking houses and cars and generally protecting personal belongings.

Industrial section
The northwest section of the neighborhood has many manufacturing employers, including Mahle, a German-based automotive parts facility. It used to be a Chrysler plant, so its purpose hasn’t changed too much. Norwood Medical is another major employer. Old North Dayton is home to several people who work in this section.

High school is home to the JROTC
Young students who opt for public schools could attend Kiser Elementary School, which educates children from prekindergarten through sixth grade. The school gets a C-minus grade on Niche and has a 12-to-1 student-teacher ratio. Wright Brothers Middle School receives the same C-minus grade and has just over 300 students in grades seven and eight. Students can go from Kiser Elementary to Belmont High School, which has seventh through 12th graders. The school gets a C-plus grade on Niche and is home to the Navy Junior Reserve Officers’ Training Corps.

Children’s Hospital nearby
With close to 200 beds, Dayton Children’s Hospital is the only pediatric hospital in the Dayton area. The facility specializes in several areas, including cardiology, neurology and cancer. The Greater Dayton Regional Transit Authority serves Dayton and surrounding communities. There are stops in the Old North Dayton neighborhood, including on Troy and Valley Streets and a stop by the hospital.
Dayton Children's Hospital provides healthcare to Old North Dayton and surrounding areas.
Local residents use the Greater Dayton Regional Transit Authority daily.
