Former factories turned historic neighborhood on the rise
Roosevelt, a small neighborhood on Dayton's western side, was once filled with bustling factories and businesses. Like many areas in the region, however, it was impacted in recent decades as businesses closed and homes aged and needed repairs. Today, the neighborhood is slowly making a comeback as investors and entrepreneurs are showing renewed interest in the area. "The homes are being renovated, and the industry in Dayton is stretching out towards the west," says Miranda Biedenharn, a Realtor at Comey & Shepherd Realtors who has worked in the area for over 15 years. "At the moment, you need to go about 10 to 15 minutes away for shopping and groceries, but that's going to be changing soon." A few nearby restaurants remain neighborhood staples, and the community's rec center keeps residents connected. While the neighborhood has changed since it boomed in the 20th century, locals are doing their part to give the community a new lease on life.
Local dining with Caribbean flair
The nearest convenience stores, gas stations and restaurants line James H McGee Boulevard. Taste of Jamaica reminds diners of the Caribbean with its bold yellow-and-green décor and reggae on the radio. The casual restaurant serves Jamaican delicacies like oxtail and jerk chicken. Fast-casual spots include Sharks Fish & Chicken, which unsurprisingly specializes in fried catfish and chicken sandwiches. People head to Gem City Coney Shack and Grill's patio for a no-frills dinner of loaded hotdogs and steak sandwiches. The closest grocery store is More for Less inside the neighborhood, but Gem City Market is 1 mile away and is also a popular choice. This community-built co-op pairs fresh produce with cooking classes, nutrition seminars and a mini health clinic. Within 2 miles of the community are chain restaurants, downtown Dayton and Westown Shopping Center, which has retail options like Rainbow Shops and Citi Trends.
The local library also offers food and clothing to the surrounding community. "We're in a food desert, so we do our best to serve our patrons in the area," says Winnie Johnson, branch manager at the Dayton Metro Library West Branch. "We offer a food pantry on the third Thursday of every month. We're part of the Children's Hunger Alliance, so we offer snacks for the kids Monday through Thursday. During the summer, we do the federal school lunch program and serve lunches to the kids through the Dayton Public School system." Johnson says the library also has a free clothing boutique full of new and gently used items. "People just take what they need, and we see quite a few people going in there all the time."

Historic homes at investor-friendly price points
Roosevelt is within a few miles of several historic districts, including the Wright-Dunbar Village and the Dayton View Historic District. Therefore, historic housing extends into the neighborhood, too. Properties are primarily from the late 1800s and early 1900s, including a mix of American Foursquare, bungalow and Craftsman-style designs. Many need renovations, but some are already entirely redone. "There are a lot of opportunities for investors," says Biedenharn. "The price points are really attractive; you get a lot for the money." Homes tend to be in the $50,000 to $100,000 range, but properties needing considerable rehabbing range between $20,000 and $40,000. The area has more renters, but many homes are still owner-occupied.
Residential streets are mainly condensed into the neighborhood's northern half since businesses, industrial buildings and private organizations comprise the southern half. Most front lawns are small except for corner lots with large side yards. Concrete steps lead up to covered porches, and every street has sidewalks. Very few homes have private parking, so the community's wide roads accommodate two-way traffic and necessary street parking.

Community programming at the Greater Dayton Recreation Center
The Greater Dayton Recreation Center is a significant community feature, acting as a central place for healthy living and community connection. Members participate in youth sports programs, monthly Senior bingo, pop-up wellness clinics and digital literacy events. When the sun is shining, cyclists and joggers share Wolf Creek Trail, which stretches nearly 19 miles and connects to the Great Miami Recreational Trail. For typical city park amenities like playgrounds, outdoor sports courts and picnic shelters, there are a few small parks within 2 miles of the community.

Dayton Public Schools partner with Kettering Health
Children attend Roosevelt Elementary School, which is inside the neighborhood and has a C-minus Niche rating. Next is Wogaman Middle School, which has a D-plus. The C-rated Paul Laurence Dunbar High School is Dayton's only historically African American high school. The school partners with local community colleges and the Kettering Health Network to offer students specialized career pathways.

West Third Street leads directly to downtown
Roosevelt residents have many options for getting around town. West Third Street is a straight shot into downtown, and Highway 35 runs along the neighborhood's southern border. Both roads typically have minimal congestion, except at their intersections with James H. McGee Boulevard. West Third and Highway 35 also contribute excess noise to the area but offer a convenient route for commuters. Bus stops are along Kilmer Avenue, South James H McGee Boulevard and West Third Street, and Dayton International Airport is 14 miles away.
Crime
The neighborhood's overall CAP Index crime score is 7/10, compared to the national average of 4/10, including higher-than-average violent crime scores. Roosevelt is within 2 miles of two district police departments and all the centralized departments downtown. The West Patrol Operations Division oversees the Roosevelt area, regularly patrolling the streets and offering resources to community members.
