A walk down the streets of South Park offers a multicolored glimpse into Dayton’s past, with rows upon rows of restored turn-of-the-century houses lining the grid of crisscrossed streets. “The majority of the buildings were built in the late 1800s,” says DiFlora. “So you’re going to see mostly Victorian homes.” Well-maintained sidewalks are ubiquitous in the area, helping to establish South Park’s reputation as a highly walkable neighborhood into downtown Dayton. The tree-lined walkways provide a verdant, cheerful sensibility that encourages strolls and dog-walking within the community. Though many of the homes have been restored and rejuvenated over the years, some properties will still require some TLC before they’re ready for residents. A Stick Style home needing complete restoration will start in the mid-$50,000s, while a cozy bungalow can run in the low-$100,000s. A fully restored, two-story Victorian can hit the low-$300,000s.

ParksCivic pride at Blommel Park
Burns Jackson Park is a popular public space for neighborhood and after-school sports, featuring a baseball diamond, basketball court, soccer field and much more. Located in the center of town, Blommel Park is equipped with swings, a volleyball net, and playground equipment that the residents are currently upgrading. “That’s a great example of how active this community is,” says DiFlora. “The city made a few upgrades, but the people wanted more. So they started a fundraiser and made it happen.”

Calzones at The Pizza Factory
Local businesses are popular in South Park, with places like Ghostlight Coffee and the South Park Tavern serving as central hubs for many in the community. Open since 1986, The Pizza Factory invites locals to “liberate yourself from chain pizza” with specialty pies, calzones and grinders. In addition to local holiday traditions like the Halloween Costume Parade and the Christmas Cookie Swap, the community celebrates the arts every summer with Shakespeare in South Park, which has been locally produced and performed free of charge since 2009.
College prep at Chaminade Julienne
Ohio’s policy on open enrollment allows students to attend any school in the area, regardless of their district. Studies might begin at Ruskin Elementary School, which scores a C-minus on Niche and serves kids up to seventh grade, before attending Belmont High School, which offers classes from eighth to 12th grade and has a C-plus. Private schools are popular in South Park, with many parents choosing Chaminade Julienne Catholic High School, which has an A-rating and offers college preparatory programs and concentrations in the performing arts.

A walkable neighborhood
U.S. Route 35 borders South Park on its north side, offering easy access to the city or the Dayton International Airport some 15 miles north. Pedestrian-friendly sidewalks give the area a level of walkability, making the neighborhood convenient to downtown or the University of Dayton. For healthcare needs, Miami Valley Hospital is half a mile southwest.
