Springfield may have deep-set roots along the Great Miami River, but the neighborhood takes change with stride. With the high amount of industry in the area, Springfield was affected heavily by businesses leaving Dayton. However, life has sprung back into the neighborhood with recent renovation and revitalization. "It has the bones of being a really special place," says Miranda Biedenharn, who has been a Realtor in Dayton for over 15 years. "There are really pretty older homes, a great park and easy highway access, and people are starting to become interested in the area again." With direct access to Highway 4 and Interstate 75, residents easily navigate through Dayton, while bus stops along East 1st Street are a convenient way to move through the neighborhood. Historic homes here are less expensive than some of the surrounding areas, and several lakes and waterways are inside the community, drawing nature lovers and anglers to the neighborhood.

Front Street brings the arts in
Most of the neighborhood is industrial. Warehouses, factories and manufacturing corporations fill the northern half, and multiple train lines run through the hub's center. However, the community still has commercial options. Springfield's restaurants line up along East Third Street, offering diverse cuisines. Nostalgia is in the air at Abner's Restaurant. Complete with large sugar shakers and tiny coffee creamers at each table, this cozy old-timey diner specializes in classic breakfast platters. Taqueria Mixteca delivers steaming sopa and ice-cold aguas frescas right to customers' doors, and Big Baleada invites people to come in and sit down to enjoy a plate of pupusas. At DK Effect, adults tap into their inner child while bartenders tap into one of the 40 kegs. With over 60 rare and classic video games, there is something for every gamer. The neighborhood is also home to Front Street, Dayton's largest community of artists and artisans. Multiple buildings house artists' galleries, workshops, studios and retail stores that the public can tour daily. Art Hops and seasonal themed markets are popular Front Street events.
Right outside the neighborhood is 2nd Street Market, the closest grocery store. Springfield is also less than 2 miles from downtown Dayton's entertainment venues and the Oregon District's boutique shops. Every weekend, Oregon hosts Out On 5th, where the street is completely closed off so stores can set up open-air tents on the sidewalks. Restaurants and bars expand their patio seating to the street, and local musicians fill the air with music.

Boaters and anglers take turns on the metro park lakes
Eastwood MetroPark is the neighborhood's go-to for recreation. A prominent fixture on the northeast side, the park has multiple large lakes and winding walking trails, which are its biggest attractions. On Eastwood Lake, the park's statement water feature, kayaks and canoes are permitted every day, while there is a schedule for when motorboats, personal watercraft and fishing boats are allowed. Licensed anglers catch walleye, catfish and largemouth bass on Eastmont Lake, and the free-flowing spring-fed Mad River coaxes Bluegills and Rock Bass onto hooks. State fishing licenses are not required for anglers casting lines onto Blue Lake or the park's various lagoons. Cyclists, hikers and even birdwatchers enjoy the scenic, tree-shaded Mad River and Creekside trails, as well as the Buckeye and North County trails. During summer, the splash pad at Washington Playground lets kids cool off while groups play pickup basketball or picnic together.

Late 19th-century Victorians get a facelift
The neighborhood's architecture has quite a lot of variety. Styles include brick ranch-style homes, duplexes and narrow Victorian houses with big bay windows and prominent turrets. Craftsman-style properties and American Foursquares are also prevalent. Many properties need renovation, as some homes still have their original structures from the late 1800s and early 1900s. The contrast between these and renovated homes is apparent, with freshly remodeled houses having modern interior upgrades and brightly painted vinyl siding. "It's really house by house in the area," says Biedenharn. "Each one that gets turned over is a sign of things to come." Investment homes range between $20,000 and $45,000, while move-in-ready houses cost between $65,000 and $150,000. Fenced-in yards line narrow sidewalks that meet the street curb directly. Cars occasionally park on the street, but most homes have alleyway access and detached garages to their rear.

Crossing the river to get to school
Students are about equidistant from the two closest elementary schools. River's Edge Montessori earns a C rating from Niche, while Kiser Elementary School has a C-minus. Both schools are across the Miami River from the neighborhood. Older students attend Wright Brothers Middle School, which also has a C-minus, followed by Stivers School for the Arts. Sporting a B-plus score, Niche rates Stiver as the eighth-best high school for the arts in Ohio. The school has eight magnet concentrations focusing on everything from creative writing to theatre arts.

Highway 4 connects with the interstate
Public bus stops are available in the neighborhood, but many residents drive. East Monument Avenue, East 1st Street, East 3rd Street and North Findlay Street are the primary thoroughfares for getting in and out of the neighborhood. Springfield is also just across the bridge from Highway 4, which converges with Interstate 75. For flights, drivers travel 14 miles north to Dayton International Airport.
