Springfield is a primarily industrial Dayton neighborhood that blends manufacturing with a small housing stock and a large metro park. Stretching from Webster Station to the city of Riverside, this expansive area attracts renters and buyers who want a central location between Downtown Dayton and Wright Patterson Air Force Base. Commuting requires a car, but employers are never more than 20 minutes away. Residential streets reveal late 19th-century and early 20th-century homes ripe for restoration. Eastwood MetroPark reconnects people with nature, while main roads like Front Street keep commercial hubs and artistic spaces close.

How manufacturers and commuting options shape the local workforce

Warehouses, factories and manufacturing corporations take up half the community, and multiple train lines run through the industrial center. These businesses may not be Dayton's largest employers, but they do provide many job opportunities. However, not all residents work in the neighborhood. Some people choose Springfield because it's centrally located between downtown Dayton and Wright-Patterson Air Force Base, the city's biggest employer.

Historic homes ripe for renovation come at low costs

Springfield doesn't have as many residential streets as its neighbors, Burkhardt and Wright View. However, the area still appeals to first-time homebuyers, families and investors. "It has the bones of being a really special place," says Miranda Biedenharn, Realtor with Comey & Shepherd Realtors. "There are really pretty older homes, a great park and easy highway access, and people are starting to become interested in the area again." Homes are typically from the late 1800s and early 1900s and have American Foursquare, Craftsman or Victorian architecture.

Springfield offers some of the lowest prices in the city. Usually, properties cost less than $100,000, but a few sell in the $100,000s. A home's condition does not always determine pricing, but steady renovations have slowly increased home values. "It's really house by house in the area," Biedenharn says. "Each one that gets turned over is a sign of things to come."

The neighborhood offers quick commutes but regular rail noise

People living near East Third Street might stroll down to the local neighborhood bar, but most people drive or take a city bus to get around. Commuters use East First and Third streets to reach downtown, and Wright-Patterson Air Force Base is a quick drive down Springfield Street.

Several rail lines pass through the industrial district, so the area can get noisy with trains coming through regularly. "It's not ideal, but it's not like trains are flying through there," says Realtor Austin McClain with Reafco. "If you're right on the track, it's more of a bother, but if you're just in the area, it's like background noise."

Spend your days paddling on the Mad River and Eastwood Lake

Eastwood MetroPark is another major feature of the neighborhood. This expansive park is filled with lakes, hiking trails and access to the Mad River. On Eastwood Lake, kayakers and canoers paddle on the water every day, while boaters and water-skiers show up throughout the week. Cast a line, and you can catch walleye, catfish and largemouth bass. The Mad River is also popular for fishing and paddling. On land, you can hike and bike the Buckeye and North Country trails, which pass through the park and stretch through the city.

Students attend city schools, like Stivers School for the Arts

Local students typically attend Dayton Public Schools or nearby charter schools. Some kids are within walking distance of Stivers School for the Arts, a highly rated public magnet school with eight visual and performing arts programs.

Explore Front Street arts and East Third dining

The neighborhood has two commercial corridors. Front Street is home to Dayton's largest community of artists and artisans. Across multiple buildings, you can tour art galleries, workshops, studios and retail stores. East Third Street is the hub for local dining, with spots like:

  • Abner's Restaurant, a nostalgic, old-timey diner serving classic American fare
  • DK Effect, a vintage video game arcade offering over 40 beers on tap
  • Taqueria Garcia Mobil, a colorful food truck serving authentic Mexican tacos and sopes
