A historic neighborhood in northwestern Dayton
Another neighborhood humbled by recessions and deindustrialization, Wesleyan Hill is still valued by many investors and flippers as a prime location for inexpensive historical property. Though many buildings are condemned or waiting for the wrecking ball, generations of locals still call this community home and take pride in their streets. "A lot of us have lived in this area for a long time," says Gloria White, treasurer of the Fair River Oaks Council. "We struggle to keep the streets clean, but these are still very good homes." With local businesses and civic pride serving the community, Wesleyan Hill hangs on to hope that their neighborhood will see a steady resurgence over time.
Adventure Central on Wolf Creek

Low-priced real estate in need of renovation
Like many neighborhoods in northwestern Dayton, the primary motivator for living in the area is its proximity to downtown and the low prices of the homes themselves. While price tags often go far lower than surrounding neighborhoods, most of these buildings will require a level of renovation or upkeep that could make a homeowner's costs double or even triple. While more expensive homes in the area will require less maintenance, many are snatched up. "There may be a few that are sold above $75,000, and they are being bought by investors for rental property," says Jon Murray, a Realtor with BH&G Real Estate Big Hill who has served the Dayton area for over 20 years. A ranch-style home needing restoration can start in the low $40,000s, while a renovated Cape Cod with a one-car garage can reach the mid-$100,000s.

A direct line into downtown
Public transportation is popular in the area, and residents take advantage of the Dayton RTA bus lines, which provide transit all over the Greater Dayton area with several stops throughout the neighborhood. Nearby Hillcrest Avenue and Cornell Drive provide easy access to North Main Street, a straight shot into downtown Dayton.

Ohio's Open Enrollment program lets parents choose the right school for their kids, regardless of district. Students could begin at Valerie Elementary School before enrolling at Edwin Joel Brown Middle School, both of which score a C-minus on Niche. From there, they can attend Thurgood Marshall STEM High School, which also has a C-minus and features opportunities for students to earn college credits as they finish their diplomas.
Valerie Elementary School is for students in PK and K-6.
