Rustic living along State Route 92

Greater Daytona is a decidedly rustic area, mostly covered by expansive Tiger Bay State Forest. Residential development in the area is mostly limited to the Highridge Estates neighborhood along U.S. Highway 92. While the area is a little far-flung relative to central Daytona Beach, it offers residents a wealth of recreational activities right in their backyard. And getting to the city is a real breeze, too: the 92 heads straight to downtown Daytona Beach, and the neighborhood also offers access to multiple major interstates.

An array of coastal-influenced ranches

Greater Daytona’s housing stock is typically Floridian, consisting of a variety of coastal-influenced ranch-style homes. It’s also common for those moving to the neighborhood to buy a parcel of land and build their own dream home or vacation retreat. The median home price in the neighborhood is a little under $300,000, while the average floorplan offers around 1,400 square feet. Streets throughout the neighborhood are lined with well-kept yards and massive palms and cypresses, and many homes back up onto local forests and wetlands.

Expansive Tiger Bay National Forest

While Greater Daytona doesn’t have much in the way of small public parks, it is home to a large portion of the 27,330-acre Tiger Bay National Forest. The forest has miles of hiking, cycling and horseback riding trails, to go along with miles of waterways that are open for fishing, kayaking and small boat use. It also features a number of popular campsites. When locals feel like switching things up a bit, they can always head to the beach: the Daytona Boardwalk is just 10 miles away by car.

Shopping near Daytona International Airport

Greater Daytona’s shopping options are somewhat limited, but Highway 92 offers residents a straight shot to the extensive shopping centers and malls surrounding Daytona Beach International Airport, just 5 miles east of the neighborhood. There, locals have their pick of numerous local shops and department stores, including Target and The Home Depot. They can also visit the Daytona Flea & Farmers Market, a great place to find fresh produce and great bargains. The airport-adjacent shopping centers are also where Greater Daytona residents usually head when they want to go out to eat—they’re home to dozens of eateries featuring a variety of cuisines. There are a couple of restaurants in Greater Daytona itself: Good Eats to Go is a popular spot for take out, while the idiosyncratic Genie Steak House and Sea Food requires a reservation, as its owner serves as waiter, cook and bartender.

Getting around with U.S. 92 and I-4

It’s a little less than ten miles from Greater Daytona’s residential neighborhoods to Downtown Daytona via U.S. Highway 92, and about a mile further to the beach itself. Locals looking to get up and down the coast can hop on Interstate 95, while Interstate 4, which passes just south of the neighborhood, connects to Orlando and the Lake Monroe area. Daytona Beach International Airport is just 5 miles away from the neighborhood and offers regular flights to Atlanta, Charlotte, Philadelphia and New Haven.
