Neighborhood L is a prime investment zone
Competitive pricing and centrality make Neighborhood L a prime investment zone within the greater Daytona Beach region. "If you are ready to put in a little elbow grease and you want something affordable, this is where I would start," says Lancelot Lenard, a local Realtor of six years with Florida Homes Realty and Mortgage. Residents live within blocks of several parks and it's a short drive to the beach. Daytona State College is located here, and there's also a medical corridor, creating employment opportunities. And when it's time to head out into the city, U.S. Route 92 is just south.
Gridded streets lined by ranch styles in Neighborhood L
Neighborhood streets are gridded, cracked and springing with palms and oaks. Most lots are within the range of 7,000 square feet. Iron fences wrap around front yards, and sand peaks through patchy grass. Ranch styles built from the 1950s to '60s are predominant, although there are a few 1920s bungalows. Properties are modest to small here, leading some homeowners to convert their garages into extra rooms. "Many homes have a midcentury look to them, with small front porches, lower roof pitches and front-facing big windows," Lenard says. "It's an up-and-coming neighborhood. A lot of the homes are bought up by investors and flipped." Prices typically range from the high $100,000s to around $250,000, depending on renovations. Most homes are also built at an elevation, making them less prone to flooding during tropical storms. "It's high and dry there. Only five to six houses are in a flood zone," Lenard says. The CAP Index Crime Score is an overall 6 out of 10, above the national average of 4.
Aldi is close by for groceries
Both Sushi King and Corleone's Famous New York Pizza & Gyros are in the neighborhood. For groceries, Aldi is close, off Nova Road. Beach Street and the downtown boardwalk area are within 3 miles for waterfront dining. Beach Street offers gastronomical variety, all within walking distance, from French to Mexican to Americana, Mediterranean and Asian cuisine. Near the boardwalk, Joe's Crab Shack is connected to the beach by a pier and surrounded by the ocean. Locals head there for fresh coastal dishes, including crab boils and lobster tail. Tanger Outlets, Daytona International Speedway and One Daytona are within 4 miles. Between them, locals can shop at H&M, Guitar Center and World Market and dine at national chains and regional franchises, including P.F. Chang's and Dahlia Mexican Kitchen.
The shark tank at Daytona Aquarium & Rainforest Adventure
The Daytona Aquarium & Rainforest Adventure has a 100,000-gallon shark exhibit and two touch pools with stingrays right in the neighborhood. Southeast Museum of Photography is also local, showcasing the work of Daytona State College graduates and well-known names, including Georgia O’Keeffe. Daytona International Speedway is popular in February when it hosts the NASCAR 500. Friends can head to Riverfront Market on the first Sunday of every month to shop the goods from local vendors on Beach Street. For casual nights out, The Roof, a restaurant and bar above Joe’s Crab Shack, hosts live bands throughout the week.
Daytona State College is in the neighborhood
Students attend the Volusia County Schools district, starting at Palm Terrace Elementary School and Campbell Middle School, both rated C on Niche. They filter into Atlantic High School from there, which earns a B. The district allows students of all ages and grades to study either in person or online either part time or full time. Higher education options include Bethune-Cookman University, Daytona State College and Embry-Riddle Aeronautical University, all within 2 miles.
Suburbia Playground is a walk away
Suburbia Playground is on the neighborhood’s northwestern side, offering slides, swings, a basketball court and a picnic pavilion. Anglers can take advantage of the local fishing charter on Hampton Road that guides groups along the Halifax River, where redfish and black drum swim. The river has various islands where people anchor with friends to sunbathe and play volleyball. Daytona Boardwalk Amusements is less than 3 miles east, with carnival rides steps from the beach. But locals say Ponce Inlet, 12 miles south, is a less touristy spot for quieter days on the sand.
The Daytona Beach International Airport is just south
Bus stops run by Volusia County line the major roads in the neighborhood. Daytona Beach International Airport is just south, adjacent to the Daytona International Speedway. "Embry-Riddle mostly uses the airport, so we only have a few flights a day. But the speedway, when it cranks up during NASCAR 500, you'll surely hear that," Lenard says. Orlando International Airport is less than 70 miles south along Interstate 4 and is preferred by locals as it's larger and offers more options. There's also a medical corridor, along Clyde Morris Boulevard, run by Halifax Health.
