Pelican Bay's golf courses, tennis and pickleball courts keep locals active. "If you live here, you can use the facilities for free, including the golf course,” Sedita says. Disc golf fans head about 5 miles west to Reed Canal Park, where there are walking trails, pavilions and a fishing lake. Riverwalk Park and the Port Orange Causeway Park offer canoe launches and boat ramps, around 8 miles away. The river is known for its island, where friends can anchor and spend the day picnicking. There are several marinas for boat storage nearby, including Daytona Marina & Boat Works, 6 miles east. For days by the ocean, it’s a 10- to 15-mile drive to Daytona Beach Shores, Ponce Inlet and Ormond Beach. Outside of trick or treating at Halloween, there aren’t really any local events in Pelican Bay, but plenty of festivities are in the surrounding area. The international speedway hosts the Daytona 500 NASCAR race in February. Motorcyclists flood the streets during Daytona Bike Week that same month in the downtown area. Movies on the Halifax is a free event at Rockefeller Gardens in Ormond Beach from July to December. For something low-key, Beach Street hosts its farmers market every Thursday and art walks the first Friday of every month.The closest shopping and dining is along Beville Road
Dining options from Wayback Burgers to Sergios Pizza Kitchen Italian Restaurant are just north along Beville Road. And there are large shopping centers within 7 miles, including the International Speedway area and Tanger outlets, where locals can find everything from Target to Dick's Sporting Goods, Home Depot, T.J. Maxx, American Eagle and Five and Below. However, Beach Street is one of the most popular spots around as it butts up against the Halifax River and has local favorites, from McK's Tavern for beer and Ichi Ni San for sushi. Pastel and earth tone-painted ranch styles and two-story traditional homes from the 1970s and '80s line Pelican Bay's streets. Wood-frame construction is predominant. However, homebuyers can find some brick homes and custom-built estates. There's also a selection of townhouses and condos in East Gate, West Gate and Hawks Landing, the only subdivisions in Pelican Bay with their own pools and clubhouses. Homeowners can expect to pay around $900 annually in general homeowners association (HOA) fees. "That covers the common areas, and every little subdivision has its own sub-HOA. Not all of them have them, but 99% have them," says Lancelot Lenard, a local Realtor of six years with Florida Homes Realty and Mortgage. While only some homes are on golf courses, almost every property in Pelican Bay offers a view of the fairway, pond or lake if it isn't directly fronting a course or the water. Modest homes less than 2,000 square feet — whether condos, townhouses or single-family homes — typically range from the $200,000s to $300,000s. Pelican Bay is in a flood zone, but Sedita notes it's largely unaffected by tropical storms and hurricanes. "Knock on wood, they circle the perimeter, and we have been okay. But you never know what a storm is ever going to do," he says. While it gets hot here, he adds that residents can expect a proper winter. "We are in the tropics, but it gets cold here too. It's almost like two major extremes."Close to Daytona Beach and Orlando
The neighborhood offers easy access to major highways. “As soon as you come out of the gates, you can be on Interstate 4, which will take you to Orlando and Tampa. Or you can be on Interstate 95, which will take you to Miami and Jacksonville,” Sedita says. Though most residents use their cars to drive around, there are public buses along Beville Road and South Clyde Morris Boulevard in the adjacent community of Georgetown. Both Halifax Health and Daytona Beach International Airport are within 6 miles of the neighborhood. Though the airport is close, Sedita adds that residents hear cars racing at the Daytona International Speedway far more often than plane sounds. Disney is just over 60 miles away, and Sedita says he takes his kids there more often than the beach.
South Daytona Elementary's empowering club
Pelican Bay students attend the Volusia County Schools district. South Daytona Elementary School scores a B-minus on Niche, while Silver Sands Middle School and Atlantic High School earn B ratings. South Daytona Elementary participates in the nationally recognized Girls on the Run club, led by a volunteer coach who trains students for a celebratory 5K. The club teaches group lessons to foster confidence and emotional well-being. Everyone who participates in the run earns a commemorative medal for crossing the finish line.
