CRSD is an industrial district full of parks and small businesses

Named for a community association called Concerned Residents for South Dearborn, the CRSD section of Dearborn is home to a diverse, colorful community. "There are a few Yemeni cafes and restaurants, and there are plenty of community groups," says Allen Gawall, a Realtor with Re/Max Team 2000 who has deep family roots in Dearborn's South End. Halal grocers, small restaurants, parks, retail and housing sit within blocks of each other, plus a Ford plant that employs many community members.

Easy access to manufacturing jobs

One of CRSD’s biggest conveniences is its easy access to jobs. The Ford Dearborn plant and neighboring Cleveland-Cliffs steel manufacturer are each less than a 5-minute drive, while downtown Detroit is a 20-minute journey up US Route 12. “There’s also Dearborn Sausage — one of the hugest sausage companies in the country — and a massive railway system,” Gawall says. The nearest hospital, Corewell Health, is 12 minutes away via Interstate 94.

Edsel Ford High encourages student innovation

Students can start at Salina Elementary School, which receives a C-plus rating from Niche, before attending C-rated Salina Intermediate School and B-minus-rated Edsel Ford High School. Named for Henry Ford’s son, who served as president of the Ford Motor Company for 24 years, Edsel Ford High aims to bring out the innovator in each student by offering strong STEM and vocational programs.

Homes from the Golden Age of Automaking stand strong a century later

Much of the CRSD’s housing stock was developed from the 1920s to ’50s, concurrent with the golden age of automaking, in which the region played a central role. Small cottages, ranch-style homes and Dutch Colonials are in the majority, although some brick-built ranch-styles were built as recently as the 2000s. Salina Street stands out for its Mediterranean-influenced properties from the 1990s and 2000s. These days, much of the neighborhood is industrial or consists of vacant lots, meaning housing options and data on home prices are limited. CRSD properties are typically valued between $150,000 and $400,000.

A diverse retail scene includes Middle Eastern grocers and an Italian restaurant

Main roads like Dix and Wyoming avenues are lined with small businesses varying from grocery stores to eateries. Halal markets like Islamic Village, Sheba and Arabian Village specialize in Middle Eastern products, while Bisher Market sells live chickens. Al-Shibani Cuisine serves up traditional Yemeni dishes like lamb and rice platters. Roman Village, in business since 1964, offers elevated Italian fare in a white-tablecloth setting complete with murals depicting the central Italian countryside. For a unique moviegoing experience, film lovers can visit the Ford-Wyoming drive-in, the largest drive-theater in the world. For $30 per car, friends and families can drive in and tune in by finding the movie audio on the radio while snacking on treats from the concessions stand.

Community building in CRSD

Like much of the Metro Detroit region, CRSD has contended with the effects of the Motor City’s deindustrialization, including crime. Its CAP Index rate of 7 indicates a heightened risk of crime, but the neighborhood is 10 minutes around the corner from the Detroit Police Department’s Southwestern District. "There’s a group called the Yaba, a nonprofit organization that helps people coming in and existing residents who are here and might need help with translation," Gawall says. "They also educate the children in English on the weekend."

Parks give industrial CRSD a green heart

Though CRSD may primarily be an industrial district, it has a heart of green. “Lapeer Park is wonderful. It’s part of the Dearborn parks and rec community,” Gawall says. “At one point, they had a pool there. These days, Dearborn is getting away from in-ground pools and toward splash parks.” Lapeer Park offers sledding hills in the wintertime and open space for field sports, plus a renovated jungle gym and basketball facilities. The small Morningside Park pops out due to its neon-colored playground and its splash pad. Named for the hard-driving World War II general, the General George S. Patton Recreation Center encourages friendly skirmishes in the form of senior bingo and youth sports programs.
