Woodbridge sits on the edge of east Dearborn, serving as a corridor between southwest Detroit and the city. Located just north of South End, this neighborhood, like many, is primarily comprised of Arab immigrants who moved further north after starting on the south side. "So, you're looking for community, right? You can probably find people here with similar values," says Victor Fawaz, Realtor with RE/Max Team 2000. Unlike surrounding neighborhoods such as Colson Ruby and Ford Woods, Woodbridge is slightly more diverse. Since this neighborhood sits on the fuzzy boundary that divides southwest Detroit, primarily Hispanic, and east Dearborn, primarily Arab, it's an intricate mix of the two cultures. It also stands out for its eclectic mix of single-family homes, retail options and industrial spaces. Despite its small size, it's one of the busiest east Dearborn neighborhoods. It's also one of few that's primarily renter-occupied.

Framed by shopping districts
Woodbridge is framed by shopping and dining corridors. Along Michigan Avenue, newer establishments, including Mokaccino Café, have contributed to Dearborn's recent coffee shop boom. M Cantina, a cantina-style restaurant that specializes in Latin street food, is a weekend staple. La Shish was one of the original Middle Eastern restaurants in Metro Detroit and has been a community mainstay since it opened in 1989. While it briefly closed between 2008 and 2011 due to controversy surrounding its previous owner, new owners kept the name and original recipes, breathing life into the popular eatery. Residents can grab groceries at Dearborn Fresh Supermarket, off Schaefer. The supermarket specializes in halal meat, Middle Eastern ingredients and fresh baked goods. "So, [Dearborn still has] a couple of Kroger's, but they closed down because of competition with small businesses like Dearborn Fresh," Fawaz says. "They've taken over because people felt more comfortable because it accommodated their foods, the stuff that they buy daily." Ford Avenue borders Woodbridge to the north and houses big box stores, including Walmart and Target. Along Oakman Boulevard, various banquet halls and services can be found.

Mid-priced 1930s homes and new builds
Like many homes in the area, Woodbridge mostly consists of 1930s bungalows and cottages, but new builds are spread throughout. Two-family flats can also be found. Homes hardly hit the market, but when they do, they generally sell between $200,000 and $350,000. With an average sale time of just 21 days, properties sell more than twice as fast as the US average. Some residents deal with noise pollution throughout the day, with a train track cutting through its northeast corner. This neighborhood is also prone to street flooding due to older infrastructure.
