Lake Mack-Forest Hills is a small, rural, bedroom community about 50 miles from Orlando surrounded by campgrounds, state parks and undeveloped land. Homes on quarter-acre lots and available parcels are here for those looking to get away from the busyness of the metro area. “It’s unincorporated right now, so there are no HOAs,” says Carla Gibson, Realtor with Adams, Cameron & Co. “It’s really secluded, it’s affordable, and you can have a manufactured home.” Gibson, who sells frequently in the area, says manufactured homes are rarely allowed.
Manufactured homes, single-family homes and land are available
Two- or three-bedroom manufactured homes are most common in Lake Mack-Forest Hills. Buyers can find properties built in the 1970s and 1980s that need updating or newer ones built after 2020. Some three- or four-bedroom single-family homes are also available. Most are either recently renovated or built in the 2020s. Prices range from $95,000 to around $225,000, with higher-priced homes featuring more square footage or bigger lawns. Those looking for land can find quarter-acre lots typically priced between $8,000 and $25,000. Schools in nearby Umatilla
The area is served by Lake County Schools, which offers educational choice. Students can attend any school in the district not at capacity, if they can provide their own transportation. The schools zoned to the community, though, are Seminole Springs Elementary, which rates a B on Niche; Umatilla Middle, which rates a B-minus; and Umatilla High, which also rates a B-minus. Umatilla High offers clubs and organizations, including Bass Anglers Club.
Nearby DeLand is a shopping, dining and health destination
Residents find all they need in nearby DeLand, about 8 miles away. The small city offers Publix, Walmart, other big box stores, services and restaurants. Santorini Greek Cuisine stands out among the many popular local restaurants. “That is one of my absolute favorites in Deland,” Gibson says. DeLand also has the closest hospitals and medical centers, including AdventHealth DeLand. Earl Brown Park is a large, traditional green space near downtown DeLand, with a playground, a skate park and basketball courts. The St. John’s River is nearby, a perk for anglers and boaters.
Route 44 connects to I-4
Route 44 runs along the community’s southeast corner and travels east to Interstate 4 and south to Mt. Dora. Orlando International Airport is about 65 miles away.
