Between Eustis and DeLand, Pine Lakes is “surrounded by Florida wilderness”
Pine Lakes is a quiet rural community in northern Lake County. Florida State Road 44 is the only way in and out of the neighborhood, and while it’s paved, most residential streets here are classic, country dirt roads. “For a long time, it was a forgotten area, unincorporated and undeveloped, just a quiet road between DeLand and Eustis,” says local Rodney Chevalier, a Realtor with Berkshire Hathaway HomeServices Florida Realty. “With the recent surge in Florida real estate, people are discovering it… You can get an acre of land and build a home, and you’re not on top of your neighbor.”
Pine Lakes is hedged by Seminole State Forest and its Wildlife Management Areas (WMAs), so folks tend to run into the local fauna more often than they do other residents. “You’re surrounded by a lot of Florida wilderness. I see deer, foxes… I’ve seen a Florida panther crossing the street,” Chevalier says. “Its tail looked 3 or 4 feet long.”

Homebuyers should consider flood insurance for these lakeside homes
The neighborhood features a mix of manufactured homes built in the 1970s and 1990s. Sales data is limited, but prices run from around $70,000 to $270,000, with renovated properties on the high end. Ranch-style houses on concrete block foundations and new construction manufactured homes are also in the neighborhood, ranging from around $250,000 to almost $400,000. Custom-built houses on multi-acre lots can price in the mid $800,000s, but most lots are between a half-acre and an acre.
As the name indicates, Pine Lakes is home to several bodies of water. This, combined with the area’s low elevation, makes hurricane season (June-November) a cautionary time, even off the coast. Many homes in the neighborhood require flood insurance.

Pine Forest Park, on the neighborhood’s north side, has ballfields, a basketball court and walking trails. Pine Lakes is also right by two Seminole Forest WMAs. The Lake Tracy Unit WMA, popular during hunting season, sprawls across over 9,000 acres of marsh and swampland on the community’s east side. Seminole State Forest and the 12,000-acre Seminole Forest WMA – also popular in season for hunting and fishing – are about 5 miles south of the neighborhood. The forest has over 30 miles of trails, including sections of the Florida National Scenic Trail. Located in the Wekiva River Basin, it's rich with biodiversity, from native plant life like bald cypresses and slash pines to native wildlife like otters, black bears and alligators.

Students attend school in Seminole Springs and Eustis
Pine Lakes is served by Lake County Schools. Seminole Springs Elementary earns a B and is less than 10 miles down the road. Eustis Middle, graded B-minus, is a little over 15 miles away, and Eustis High, graded B-plus, is closer to 20 miles away. Niche ranks Eustis High as the county’s third-best public high school. It has various sports teams, including football, baseball, volleyball and basketball.
Seminole Springs Elementary School is an above average area school earning a B on Niche.
Eustis Middle School earns a B- on Niche and serves almost 800 area students each year.
Eustis High School is a Niche Rated B+ public school and home of the Panthers in Lake County.

The commercial scene in Pine Lakes comprises a Dollar General, 7-Eleven and gas station, so folks tend to leave the neighborhood for grocery shopping and dining out. “You can go into DeLand, downtown Mount Dora or downtown Eustis. Between those three options, you have everything you want,” Chevalier says. DeLand is the closest city, 10 miles north on FL 44. It has many chains like Winn Dixie, Walmart and Publix, as well as local cuisine served at spots like The DeLand Stockyard, a popular steakhouse in a historic 1920s building.
For delicious eats, The DeLand Stockyard is less than 10 miles away from Pine Lakes.
The Athens Theatre in downtown DeLand is a wonderful place to enjoy a live show or local event.

Simple routes to highways, airports and the closest hospital
FL 44 connects to U.S. 441 about 20 miles down the way in Mount Dora. The closest ramp onto Interstate 4 and the closest hospital, AdventHealth DeLand, are around 15 miles away. Daytona Beach International Airport is slightly over 30 miles away, and Orlando International Airport is roughly 60 miles south.
