Chelsea Heights is a small, affluent bedroom community adjacent to downtown Decatur that’s known for its neighborly vibes. Local Realtor Jody Steinberg, who works with Bolst Inc and has over 20 years of experience, witnessed this before the last presidential election. “When we were knocking on doors about voting, no one had voted yet. Everyone was voting on the same day. They like to go and walk together with their kids and vote together.” Just 5 miles from Atlanta city limits, the neighborhood is surrounded by nature and small-town community anchors. Parks with forested trails are within walking distance of homes, as is a neighborhood playground. Emory University Hospital and Emory University are around 2 miles away, leading many in the medical and academic fields to settle down here.

Tudor Revivals and small bungalows in Chelsea Heights
Homes in Chelsea Heights are built within a hilly, somewhat forested landscape and lot sizes are considered generous for the area. Single-family homes in the Tudor Revival, split level, bungalow, cottage and Colonial Revival styles are common. But Chelsea Heights also has a condominium complex called Emory Chase. While condo prices are within the low $200,000s, single-family homes typically range from the low $500,000s to over $1 million. “It’s in the higher end of a lot of Atlanta neighborhoods,” says Juli St George, a Realtor and broker associate with Keller Williams Realty Intown Atlanta who has a decade of experience. “Our city average is somewhere in the $500,000s at this minute if you take all data and scrunch it. You could get a knockdown here for about $500,000." Peavine Creek passes through Chelsea Heights but St George says flooding is not a problem here. The neighborhood's CAP Index Crime Score is 3 out of 10, lower than the national average of 4.

Zoned to DeKalb County Schools and City Schools of Decatur
Parts of Chelsea Heights fall into the city of Decatur and parts are in the unincorporated DeKalb County. Because of this, students are zoned to two different districts: DeKalb County Schools district, rated B-minus on Niche, and City Schools of Decatur, which earns an A rating. Schools within the highly rated Decatur path include Fifth Avenue Upper Elementary School, Beacon Hill Middle School and Decatur High School – all earning A ratings on Niche. A small group of students from Decatur High were named 2025 National Merit Scholarship semifinalists, which less than 1% of high school students qualifies for nationally. Georgia participates in school choice, providing students and families more schooling options.
Beacon Hill Middle School serves students 6-8th grade.
Decatur High School earns an A+ grade on Niche.
Fifth Avenue Upper Elementary School is located in Decatur.

The historic mansion at Lullwater Preserve
"It's a good walking and biking culture," St George says. "They'll throw birthday parties in the local green spaces, and you'll always see people out and about walking their dogs." Toy Park's playground and picnic areas are maintained by the neighborhood's First Christian Church of Decatur. Trails wind through forested areas and around Peavine Creek between Deepdene Park and Hidden Cove Park, just north and south. Adair Dog Park provides open space for pups to roam and play off leash and a few obstacle courses for training. Less than a mile north, Woodlands Garden blooms with camellias and has a whimsical fairy garden installation. Lullwater Preserve's over 150 acres is within 2 miles. Locals head there to walk and run the wooded trails, visit the waterfall and fish from the lake. The preserve is built around the ruins of a Tudor mansion once owned by the son of the Coca-Cola founder.

South Fork Peachtree Creek is home to a ruined dam found near Chelsea Heights.

Honeycomb ice cream in downtown Decatur
Downtown Decatur is a hub of local dining and entertainment. Leon's Full Service is a colorful and brightly lit New American restaurant serving pimento cheese fritters, butter trout rolls and crispy tofu sandwiches. The Iberian Pig is a go-to for paella with homemade Sangria and Spanish cuisine classics. Butter & Cream sells small-batch ice cream in specialty flavors from "Honeycomb Forest" to "Midnight Snack." In the evenings, Eddie's Attic offers an intimate indoor venue for live music. Alternatively, the Decatur Summer Concert Series hosts artists outdoors every Thursday from July and August.
Locals gather rain or shine at the The Decatur Farmers Market every Wednesday for fresh vegetables, homemade cheese, honey and baked goods. Several grocery stores surround Chelsea Heights, including two Krogers within 4 miles. One is in a shopping center with Target and other chains, like Marshalls.
Decatur's own small-batch ice cream shop, Butter & Cream, is right off the town square.

Chelsea Heights is bisected by U.S. Route 76, which flows north to U.S. Route 23 and south toward U.S. Route 78 and Georgia State Route 10.
