A streetlight suburbia next to I-72
At the top of Decatur sits Cresthaven, an architecturally diverse neighborhood right on the border of Forsyth. The community fits the image of quiet suburbia with old-fashioned streetlights illuminating cul-de-sac roads and basketball hoops in driveways. The neighborhood is near retail centers and parks, but the primary reason buyers are attracted to Cresthaven is the distance to the highway. Within minutes, residents are on Interstate 72, cruising toward larger cities like Springfield and Champaign for entertainment, fine dining and shopping. Business Route 51 is just east of the neighborhood, providing a direct line into Decatur’s downtown.

Midpoint prices for big city architecture
Cresthaven’s wide roads are lined with narrow sidewalks, vintage-looking streetlamps and compact mailboxes uniquely styled for each home. Towering shade trees overlook driveways, and architectural styles are diverse yet unified by their neutral color palettes. Condominiums, New Traditional homes, ranches, split-levels and bi-levels are all over the neighborhood. Some homes even feature Tudor-inspired half-timbering. Prices in Cresthaven range from $180,000 to $250,000, aligning with price points in the area. “The great thing about Decatur is that it’s the middle point in terms of home prices,” says Charles Durst, a Realtor with Brinkoetter Realtors who is familiar with the area. “Places like Bloomington, Champaign and Springfield are larger and more popular but also double the price. Here, you get more bang for your buck. You can find a 3,000-square-foot house between $200,000 and $250,000 while still having access to everything in those bigger cities since the interstate is right there.”

Highways to everywhere right next door
Cresthaven is on the outskirts of northern Decatur right before entering Forsyth and about 5 miles from Downtown Decatur, accessible via Business Route 51. The neighborhood is near Interstate 72 as well. “A lot of people in the north end want to be close to 72 so that they can easily get to Champaign or Springfield,” Durst says. Cresthaven is essentially the midpoint between the two cities, with drivers traveling roughly 45 miles either way to reach them. With so many highways nearby, it’s no surprise most residents drive. Plus, no bus stops are available inside the neighborhood. For air travel, locals drive 10 miles southeast to Decatur Airport.

Students split between Decatur and Forsyth schools
Cresthaven is split between two school districts, although most students attend Decatur Public Schools. Children begin at Parsons Elementary School, the first school in Decatur to adopt the classroom learning community model, followed by Stephen Decatur Middle School. Both schools earn a C-minus grade on Niche. Students graduate from the C-rated MacArthur High School, which has an agricultural education academy. A small number of students are served by the Maroa-Forsyth Community Unit School District. They attend Maroa-Forsyth Grade School, which has an A-minus grade. Niche rates it as the best public elementary school in Macon County. Next is the B-rated Maroa-Forsyth Middle School and the B-plus-rated Maroa-Forsyth High School. Niche considers Maroa-Forsyth High School the best public high school in Macon County.
Hibachi dinners and shopping sprees
The neighborhood is entirely residential, but people don’t have to travel far to find stores. A shopping center to the neighborhood’s east, on the other side of Business Route 51, features a Sam’s Club, Walmart Supercenter and various restaurants. Most are fast-food chains, but El Rodeo Mexican and Toki Hibachi and Sushi are two sit-down dinnertime favorites. The neighborhood is also 2 miles south of Forsyth’s largest shopping mall. Surrounding the mall are restaurants like Texas Roadhouse and Applebee’s, while inside are brand-name shops like Hobby Lobby, T.J. Maxx and Kohl’s. Nearby, Best Buy and Lowe’s Home Improvement sit along Highway 51.

Pickleball growing popular at Cresthaven Park
The neighborhood shares its name with Cresthaven Park, its primary green space. The park’s entrance is at the bottom of the neighborhood, making it a walkable option for those who don’t mind a brisk 20-minute walk. Clay Gerhard, executive director of the Decatur Parks District, says that Cresthaven Park has seen many improvements in the last year. “We just completed a brand-new playground,” he says. “We also finalized the one-and-a-half-mile bike trail that passes through the park’s woods to connect to Forsyth.” Gerhard also says Cresthaven is a trendy spot for pickleball and sports leagues. There are about six courts used for tennis and pickleball, as well as a single basketball court.
