Simple bungalows and hillside split levels
In Fairlawn, ranch-style and Craftsman-style homes sit beside a multitude of bungalows. Some come with Cape Cod-style dormer windows, but most are minimally styled and occasionally paired with a small porch. For the most part, buyers can find homes in the $40,000 to $95,000 range, with $50,000 to $60,000 being roughly the midpoint. Most streets are wide and lined with sidewalks, with driveways leading up to either detached or attached garages. To the west, streets begin to follow an incline. Two-story properties replace bungalows here, usually coming in the split-level style to accommodate the change in terrain. No green spaces are inside Fairlawn, but a few do surround its borders. Oak Grove Park sits to the north, offering a shaded picnic pavilion, a small playground, a couple of sports courts and a ball field. To the south is Fairview Park, a significant feature of the area. Michael Sexton, Decatur local and real estate agent with Brinkoetter Realtors, says Fairview is one of the largest parks in town. “There are about eight to 10 tennis courts that are all in great condition, outdoor pavilions for small gatherings and a larger pavilion where the parks district holds concerts,” he says. “On the west side is the Stevens Creek bike trail, which passes through the Conservation District and stretches about 5 miles up to connect with the trails in Forsythe.” The park also features a rose garden, dog park, skate park, duck pond and playground. The playground is undergoing a massive renovation as of June 2024 and is expected to be finished by late August. Students living in Fairlawn attend Franklin Grove Elementary School, followed by Stephen Decatur Middle School. Both schools earn a C-minus on Niche. Older students attend the C-rated MacArthur High School, which sits inside the neighborhood’s boundaries, making it a walkable option for many. The school features Dwayne O. Andreas Ag Academy, a program that prepares students for agribusiness, manufacturing and production careers. Fairlawn is diagonally adjacent to Millikin University, a private four-year institution with a B Niche rating. Sexton says residents are primarily car-dependent, although public transportation can be found along East Route 48 and West Grand Avenue. Highway 36 creates the neighborhood’s southern border, connecting drivers to the rest of Decatur and Interstate 72, roughly 4-1/2 miles west. Highway 36 also intersects with East Route 48, the area’s eastern border and main north-south pathway. Inside Fairlawn is Fairview Shopping Center, which has a Dollar General, Dollar Tree and Citi Trends, a discount retailer selling brand-name clothing. A few restaurants are also sprinkled between the stores. First Wok serves classic Chinese favorites, and Las Margaritas Mexican Restaurant is popular for its freshly made tacos and jumbo margaritas. To the north are Save A Lot and Walgreens, which cover everyday essentials. A star of the neighborhood is Cajun Crab & Sharks Fish & Chicken. Diners dig into flavorful (and sometimes spicy) seafood boils and chicken wing platters in a relaxed counter-serve space. For dessert, the eatery’s fridge is filled to the brim with individual slice cakes, pies, puddings and cheesecakes.
