Homes in Greendell typically date from the 1950s to the 1970s and come in classic ranch and split-level designs. "It's a well-maintained and neat area with homes that are a little newer than you will see closer into the city," says Shelby Younker, a Realtor with Agency One & Real Estate with five years of experience in Decatur. One of the biggest draws to Greendell is yard size — most homes have around a half acre or more. Due to all this open green space, mature trees have space to spread their branches, giving the neighborhood a wooded look. A lack of sidewalks makes the area feel almost rural. Prices generally range from $90,000 up to $250,000 for larger homes.

Direct connection to a city-wide bike trail
The namesake Greendell Park is really more of a wooded nature area. Its biggest attraction is a paved trail that acts as the trailhead for the 4-mile-long Stevens Creek Bikeway. "The Stevens Creek Bikeway goes through a lot of conservation land, like the wooded area of Greendell Park," says Decatur City Councilman Patrick McDaniel. "It makes for a really nice and scenic trail." The bikeway follows the banks of the creek south to reach Fairview Park, one of the biggest outdoor recreation hubs in the city. However, Stevens Creek is a known floodplain, so homes close to the creek can have a slight risk of flooding. For indoor recreation opportunities, the neighborhood is about a mile from Planet Fitness and the Decatur Family YMCA.

Coffee shops and food pantries at local houses of worship
One way to find community in Greendell is at the numerous houses of worship on Decatur's northeast side. Located within the neighborhood, First Christian Church hosts youth programming, mom groups and guest speakers. The Mosaic Café inside the church building is not limited to church members, with a full-service coffee shop often used for neighborhood get-togethers. The cafe has a cozy atmosphere with book-reading nooks and a fireplace. Also nearby, the First Congregational United Church of Christ offers summer camps, and the Antioch Christian Academy is a private, faith-based elementary school. Just across Pershing Road, the Life Builders Church of God holds a monthly community food pantry open to all.

Public school zoning and proximity to Pershing Early Learning Center
Neighborhood kids are zoned to attend James B. Parsons Elementary School, which gets a C rating from Niche. Parsons uses the Classroom Learning Community model, a teaching method that encourages student ownership, voice and choice. Older kids are zoned for Stephen Decatur Middle, rated C-minus, and MacArthur High, rated C-plus. Just across Pershing Road, the Pershing Early Learning Center cares for kids from age 3 until they are ready for kindergarten. There is no tuition, and the school's screening process accepts kids who may experience barriers to success. However, there is usually a 100-plus waiting list to get in. The Early Learning Center supports families with food assistance, housing programs, employment searches, and mental health care, among other services.
Easy access to grocery stores and family-owned restaurants
The neighborhood is less than a mile from Decatur's only Target and the Brettwood Village Shopping Center, which has a Kroger and an Aldi. Around the shopping center, there's a commercial hub with familiar chains like Culver's, La Gondola Spaghetti House and Perkins Restaurant & Bakery. There are also more local places, like Garden Family Restaurant, a family-owned spot with classic American fare and all-day breakfast. Diamonds Family Restaurant has a similar vibe and is also a family-owned spot specializing in comforting home-cooked meals.

Decatur's downtown, industrial hub and interstate are all 3 miles away
Greendell is about 3 miles away from downtown Decatur. A bus line runs from Pershing Road into the city in about 15 minutes, but the bus only comes through every hour. The neighborhood is also 3 miles from the city's industrial hub, home to major employers like ADM and Caterpillar, but that area is not directly accessible via a bus line. For trips out of town, Interstate 72 is about 3 miles away, too. While Pershing Road can bring some noise, Greendell is on the quieter side of the city and avoids the train noise that is audible through much of Decatur.
Greendell residents can use Highway 51 to get to downtown quickly.
Interstate 75 gives Greendell residents access to the rest of the state.
