Close to both the lake and the city
Close to community gathering spots, significant employers and Lake Decatur, Lakeview offers a sense of waterfront living without sacrificing proximity and convenience. "It's close enough to the city without being inner-city," says Amanda Good, a Realtor at Mtz Realty Services who has lived in Decatur for most of her life. While many residents work at the factories and manufacturers nearby, "There is no one type of family that lives in Lakeview," Good says. "Many people like the area for its large garages and because it's more secluded from the rest of the city." South of train tracks and north of a main through street, the area boasts a sense of seclusion that is rare on the west side of the lake. Despite this, the neighborhood is still within a short drive of locally owned restaurants, fun outdoor gathering spaces and comprehensive schools.

Family-friendly fun
The nearest park, Galloway Park, is 2 miles southwest along U.S. Route 36. The limited park has a large field, basketball court, playground and pavilion. Across the street, however, is one of the city's most popular attractions for families and adventurers. Locals can cool off in the pools, lazy river and water slides at Splash Cove by purchasing a day pass. Those who prefer to play on dry land can head to Overlook Adventure Park for animal-themed miniature golf, batting cages and a high-ropes course. The day is complete with a trip to Over The Top Ice Cream Shop on the way out. Near home, Lakeside residents can come together with their community at the Disabled American Veterans Center. "You don't have to be a veteran to go to the veterans' center," Good says. "They have a fish fry every Friday and wings on Wednesdays. They also sell beer, pizza, and snacks during the week to anyone on their boats who is stopping by." Welcoming to all, the family-friendly center even has a strict rule to keep it that way: "You can't cuss while you're in there, or they'll kick you out," Good says.
It's easy to commute to major employers
The neighborhood sees significantly less through traffic than the rest of the city since most roads lead east to Lake Decatur. Current construction that closed the train underpass along North Brush College Road even furthers the area's quiet nature. Until the project is complete in late 2024 or early 2025, commuters of ADM and Caterpillar, two of the city's largest employers, must drive west to North 22nd Street before crossing the train yard. Buses run along East William Street Road, the neighborhood's southern border. Still, residents are primarily dependent on cars for commuting and running errands. Decatur Airport is 2-1/2 miles, or a 5-minute drive away, but has very few flights with only one airline. Willard Airport in Champaign and Abraham Lincoln Capital Airport in Springfield offer more domestic flights and airlines. Both are about the same distance, 40 miles away.

Lakeside properties sell for more
Detached garages sit on tree-lined backyards next to most of the homes in Lakeview. Though built between 1920 and 1970, the houses are in better condition than those more west towards the downtown area, which is 4 miles away. Small ranch-style homes, bungalows and the occasional Colonial Revival range between $40,000 and $80,000. Homes along the lake offer more square footage and private docks but come at a higher price of $100,000 to $175,000 and are more susceptible to flooding. "People want to be on the lake, but the taxes for those houses are so high," Gold says. "Instead, people live within walking distance and just set their fishing poles on the space between the private docks." Many empty lots and unlivable homes are sold "as-is" for as low as $9,000 to $20,000. On average, Lakeview properties sell after only 21 days on the market, which is no surprise considering the location and prices considerably less than the Decatur Metro average.

Divided into two elementary school zones
Depending on where they live in the neighborhood, children can expect to attend one of two elementary schools. Those to the east of North Brush College Road can attend Michael E Baum Elementary School. In contrast, those to the west can attend Hope Academy. Both schools receive a grade of C-minus by Niche. Hope Academy has kindergarten through eighth grade and feeds directly into C-plus-rated Eisenhower High School. Baum Elementary, on the other hand, feeds to C-minus Stephen Decatur Middle School before Eisenhower High School.

Family-owned, locally-owned and Black-owned
At New Moon Café, patrons can order off the menu or head to the build-your-own style buffet stations. Across the street is 217 Flavor LLC. The Black-owned family establishment only offers takeout but has picnic tables in the parking lot. Macon Express Market is the nearest convenience store, and Save A Lot is 2 miles west. More national grocery store options and big box retailers are across the lake along U.S. Route 36. Back in the neighborhood, Champs is a haven for sports fans. The sports card store has basketball, football and baseball memorabilia, including some autographed pictures and balls.
