Situated in the northwestern reaches of Decatur, Ravina Park is another of the region’s concentrated pieces of suburbia. Built to accommodate the workers of the area’s industrial zones, Ravina Park has a more rustic, blue-collar atmosphere to it. Though the quality of the homes doesn’t always match those found in areas further north and west, this neighborhood still offers a wide variety of well-maintained mid-century homes at far below-the-average real estate prices in the city. “As you get closer to the downtown, some of the houses are a little more distressed,” says Patrick McDaniel, city councilman for Decatur. “But the city is working with different organizations to improve their overall quality.”

Mid-century homes below average prices
Early to mid-century homes dot quiet, well-worn streets and single-car garages. Yards generally fall under a quarter of an acre, and sidewalks aren’t a common sight. The latest home construction in the area tends to have begun in the 1960s and 70s, and some of the oldest have reached centennial status. Designs tend toward ranch-style, split-level, and bungalow homes, with prices starting in the low $20,000s for homes needing rehabilitation and rising into the mid-$70,000s as homes become better maintained. The newest and largest homes in the area can reach as high as the mid-$100,000s.

Dual-enrollment at MacArthur High
Students in the area can begin their education at Franklin Grove Elementary School before attending Stephen Decatur Middle School, both of which rate a C-minus on Niche. Older students will enroll at MacArthur High School, which has a C and offers dual-enrollment options, allowing students to finish high school with an Associate’s Degree.
