A modern suburb in northwest Decatur
On the northwest edge of Decatur, the Sims-Woodridge neighborhood has some of the city's most modern and expensive properties. The neighborhood is made up of two subdivisions that were developed in the 1980s and 1990s: Sims Manor and Woodridge. "It's a spot where you can be so close to the city without feeling like you are in the middle of it all," says Shelby Younker, a Realtor with Agency One & Real Estate who has over five years of experience selling in the city. "And it's really easy to get out of the city, being so close to the highway." Sims-Woodridge residents are seconds from the city's only Target, just 5 miles from downtown and close to Interstate 72. Zoned for the Warrensburg-Lathan School District and with several private schools nearby, it's a popular choice for families.

Larger-than-average homes on classic suburban streets
The Sims-Woodridge neighborhood is arranged in a loop with branching cul-de-sacs. All streets are lined with freshly-paved sidewalks, and the homes are larger than average for the city. Architectural styles include ranch, colonial revival and New Traditional, and sizes come from 2,500 to 5,700 square feet. Prices usually correspond to size, ranging from $250,000 to $475,000. Yards are often less than a quarter acre, just big enough for backyard playsets, and all properties have attached garages. There's a classic suburban feel, with homes that decorate for the holidays and driveways that end in basketball hoops.

Zoned for the Warrensburg-Latham School District
Even though Sims-Woodridge is within Decatur City limits, it is zoned for the Warrensburg-Latham School District, which has a much smaller student population and slightly higher ratings. Decatur's public school district gets an overall C grade from Niche, while Warrensburg-Latham gets an overall B-minus. All Warrensburg-Latham kids attend school at the same education complex, which is 6 miles away in the village of Warrensburg. Warrensburg-Latham Elementary School receives a B from Niche, and Warrensburg-Latham Middle gets a C-plus rating. The B-rated Warrensburg-Latham High offers dual enrollment courses with Richland Community College and is known for its arts and agriculture programs.
Grocery store convenience and chain restaurants
The Sims-Woodridge neighborhood is located just 1 mile away from the city's only Target. "People love having the Target right nearby," Younker says. "And you've got your pick of grocery stores up there." A shopping center with a Sam's Club and Walmart is just two miles from Sims-Woodridge. So, grocery runs don't require driving into the city or crossing any railroads, a unique aspect of the northeast side of Decatur. In terms of restaurants, almost all of the nearby options are chains, including Olive Garden, Starbucks, and Chipotle. Diamonds Family Restaurant is a locally owned option about 2 miles south, specializing in home-cooked food and all-day breakfast.

Nearby houses of worship and faith-based schools
For those interested in joining a faith-based community, the northeast side of Decatur has the highest density of churches anywhere in the city. St. Paul's Lutheran Church has social groups, preschool and vacation bible school. Located 2 miles away, Unity Christian School is a ministry of St. Paul's, offering kindergarten through twelfth-grade students a private, faith-based education. Another nearby private school is Our Lady of Lourdes Catholic School, which serves preschool through grade eight. And all Sims-Woodridge homes are within walking distance of Riverside Baptist Church, which holds events like potlucks and church picnics.
A potential connection to the Stevens Creek Bikeway
The closest public green space is Cresthaven Park, about a mile away. Cresthaven has tennis/pickleball courts, a playground, and a connection to the Stevens Creek Bikeway. This paved bikeway runs north from Cresthaven and south from Greendell Park, meaning it skips over the Sims-Woodridge area. Sims-Woodridge residents can still explore the banks of Stevens Creek, which runs behind many of the homes, but there has yet to be an official trail constructed. Stevens Creek is a known flood zone, so a few homes closest to the creek are at a slight risk of flooding. According to the Decatur Parks District's master plan, the Stevens Creek Bikeway will eventually form one continuous line, stretching 12 miles from Forsyth to Rock Springs Conservation Area. However, there is no official timeline yet for the trail's completion.

Less than a mile to the Macon County Fair
Like most counties in Central Illinois, Macon has an annual County Fair. The fairgrounds are less than a mile from most homes in Sims-Woodridge, about a 20-minute walk or a 3-minute drive away. The event has live music, livestock shows and carnival rides. "The County Fair is not as big as it once was," says Decatur City Councilman Patrick McDaniel. "But it's still a good day of fun. I was just there a few months ago and went to a rodeo and tractor pull." Even in the off-season, the fairgrounds are used for events like concerts, bingo nights and the annual harvest festival.
Interstate 72 leads out to Springfield and Champaign
Sims-Woodridge is about 2 miles away from the cloverleaf entrance to Interstate 72. The interstate connects west to Springfield and north to Champaign, around a 40-mile trip to either city. When heading into Decatur, downtown is 4.5 miles away. A bus line connects from East Mound Road to downtown in about 20 minutes.
Highway 51 runs right past Sims-Woodridge to the rest of Decatur.
Sims-Woodridge residents can use Interstate 75 to get to the rest of Illinois.
