Suburban living just south of Boston
Dedham Village sits at the heart of Dedham, a New England town about 15 miles outside of Boston. Many homebuyers are attracted to the community for its proximity to highways, area MBTA stations and convenient distance to the capital city. The neighborhood is also central to many of the town’s retail centers, including Dedham Mall, Legacy Place and stores along Boston Providence Highway. Historic homes from the 19th century and reputable private schools also draw people to the neighborhood. “Dedham is a great community with a wonderful downtown area,” says Prudence Hay, a Realtor at Rutledge Properties. “Compared to Wellesley, Dedham has a lot more smaller homes. It’s very desirable right now for its proximity to both the Cape and to Boston.”
Eclectic New England homes dot the residential streets
The community has many single-family homes that date back to the early 1800s, which create a historic and peaceful setting. Narrow and slightly curved roads are lined with towering century-old trees and sidewalks, and cars are occasionally parked on the streets. Ranch-style, Cape Cod, Workers Cottages, colonial-inspired and split-level homes around 1,500 to 2,500 square feet are usually between $600,000 and $1 million. Larger Colonial Revivals and Queen Annes can fetch from $1 million to around $2 million. Lot sizes vary from 5,000 square feet to over one acre, but most yards are around half an acre with room for outdoor pools and private driveways. “There are many young people who grew up in Wellesley as children and move to Dedham to get their first or starter home,” Hay says. “Dedham is a great location for young professionals who work in Boston.”
Public and private schools in Dedham
Students in the neighborhood are served by Dedham Public Schools, the country’s first free public school system supported by taxpayers. The district earns a B-plus Niche grade and has a student-teacher ratio of 11-to-1. Prospective schools include Riverdale Elementary School, which earns a B, and the B-plus rated Dedham Middle School. Dedham High School has an A-minus, providing students with internship opportunities as well as courses in creative writing, business and journalism. Private schooling options include the K-8 Dedham Country Day School and Ursuline Academy, which is rated by Niche as the No. 12 best Catholic high school in Massachusetts. Both schools have an A Niche grade. Northeastern University also has a campus in Dedham.
Retailers off Providence Highway
Dedham Village is home to Legacy Place, the town’s main outdoor shopping complex featuring a movie theater, a Whole Foods Market and several restaurants. There is also an escape room and Kings Dining & Entertainment, which has a bowling alley, billiards and karaoke. Many big-box stores, such as Costco and Best Buy, are along Providence Highway, the area’s main thoroughfare. Popular restaurants include 50's Diner, which serves American food in a laidback setting, and Big Bear Cafe & Espresso Bar, known for casual eats, baked goods and coffee. Dedham Mall sits next to the neighborhood on the north side and includes department stores, familiar restaurants and local businesses.
From hiking trails to water sports
Dedham Village is adjacent to Wigwam Pond, which has a boat launch site for kayaks and canoes. The conservation area is also connected to Barnes Memorial Park and Fairbanks Park, both of which have athletic fields and playgrounds. The Charles River is on the north side of the neighborhood and is popular for water activities such as boating and paddling in the summer. Farther north, Cutler Park Reservation features 600 acres of forestland and natural space and is a staple place for fishing and hiking.
Navigating into Boston
The neighborhood is bordered by Interstate 95 on its southwestern side, which is convenient for accessing other towns such as Newbury and Peabody. Residents who need to access Boston can either take local roads, which is about 13 miles, or Interstate 93, which is 22 miles in distance. Dedham also has two MBTA stations, and people can take the Franklin Foxboro Line at Dedham Corporate Center station for direct connection to Boston. Several urgent care centers such as BILH Urgent Care – Dedham are around the community, and Atrius Health Dedham is about 3 miles away.
Community events and holiday celebrations
Dedham Day is the town’s annual event that celebrates the community. Taking place each September at John Barnes Memorial Park, the festival features barbeque and local food trucks, live performances, carnival rides and fun activities for children. Other community events include a lighting ceremony for the winter holidays and the Flag Day parade.
