While the neighborhood of Fairlawn in Deerfield Beach’s story begins in the 1950s and ‘60s when the first houses were built, it’s an area looking to the future. “I think Fairlawn will look completely different in the next five to ten years,” says Nemiya Fields, a real estate advisor with PRA and Company Realtors in Fort Lauderdale. He has about five years of experience. “The neighborhood’s only 3 miles from the beach, new businesses are going up, and homes are being renovated to meet the demand of the new homebuyer.”
Modernizing the mid-century homes
The single-family homes in Fairlawn are not part of a homeowners association, so no strict guidelines need to be followed when updates are made. “They’re being renovated with fresh interiors, new appliances and, sometimes, circular driveways, to give them more of a contemporary look,” Fields says. The two to four-bedroom homes sell for between $400,000 and $625,000 and are ranch-style, but there are also a few Key West-style homes. Condominiums were built in the 1970s and are priced between $225,000 and $375,000. The price is in addition to the monthly fees that must be paid for access to amenities like community pools, fitness centers and tennis and shuffleboard courts.

Public school options in the sixth biggest district in the country
With about 256,000 students throughout the system, the Broward County School District is the sixth largest in the country. Public school options for kids in Fairlawn include Deerfield Park Elementary School, with a C-plus overall Niche grade. Deerfield Beach Middle School offers the International Baccalaureate Middle Years Program, a magnet option for academically talented students emphasizing advanced coursework and fluency in a second language. At the corner of 3rd Avenue and 4th Place is a small pocket park that has fit plenty of activities into that small space. Cornerstone Park has a swing set, a shaded climbing wall and a small picnic area. Further south, there’s plenty of grassy lawn to throw a frisbee or kick a ball around at Highlands Park. The Rivertowne Square Shopping Center at the corner of Federal Highway and 10th Street has a Winn-Dixie for household essentials. Just down the way is the popular Beall’s clothing store. A Target that includes a CVS is across the street. Federal Highway is loaded with businesses and restaurants, including the Dandee Donut Factory, with over 50 varieties of the tempting pastry. Sidewalks are commonplace in Fairlawn, with many neighborhood streets having them on both sides.
