Things move slightly slower in Deerfield Beach, a Broward County city named after the herds of deer that once roamed the area. The Highland Meadows community illustrates this well, comprising subdivisions catering to the 55-plus crowd. Gated communities filled with manufactured homes offer residents a laid-back, resort-style lifestyle, with clubhouses, bocce courts and swimming pools as common amenities. Residents have easy access to quality health care, with the 409-bed Broward Health North located just minutes south of the neighborhood. The hospital offers full continuum care with a comprehensive stroke center, an adult level II trauma center, a neurological institute, a joint replacement center, cardiovascular services and more. There's also a major employer just a few minutes north of the community, Publix Distribution Center, which employs about 1,000 people.

Hop on the Tri-Rail
Public transportation is available just outside Highland Meadows, with Broward County Transit bus stops located south on Sample Road in Bonnie Loch or west on Powerline Road in Meadowlakes. The Deerfield Beach Train Station is less than ten minutes to the northwest, near the Interchange with Interstate 95 and Hillsboro Boulevard. Getting from the Deerfield Beach station to downtown Miami takes about an hour on the Tri-Rail, which serves Broward, Palm Beach and Miami-Dade Counties. Residents also benefit from being directly next to I-95, making commutes simple.

Manufactured homes with resort-style amenties
The manufactured homes of Highland Meadows are well-maintained and often renovated before they go on the market. It's not unusual to see newly laid wooden floors, new bathroom tilework, kitchens with new appliances and laundry rooms to attract buyers. Carports are often a special bonus, and homeowners will then add their own personal touches, like gardens or paved patios. Highland Meadows homes range in size from a modest 800-square-foot dwelling to a full-sized, 1,500-square-foot residence that rivals single-family homes with its number of bedrooms and baths. Since purchasing a manufactured home includes the land it sits on, HOA fees are kept low.
"Land rental can get into the 800s in traditional mobile home parks," says Lorena Martin, a realtor with True Oak Realty. "In Highland Meadows, fees are around $100 because you own the land and only pay for amenities." Community pools, clubhouses, bocce ball courts, shuffleboard courts and tennis courts in the neighborhood are located along a central lake that divides the Highland Meadows subdivision from its neighbor, Country Knolls, which also sits in the Highland Meadows neighborhood—not to be confused with the subdivision it's named after. The neighborhood's midcentury modern homes and ramblers range from $67,000 to $310,000.
International Baccalaureate programs in Deerfield
Children attend Park Ridge Elementary School with an overall Niche grade of C. Next, they attend Deerfield Beach Middle School, which offers an International Baccalaureate program with an overall Niche grade of C-plus. Teenagers attend Deerfield Beach High School, which offers both International Baccalaureate and Advanced Placement courses, along with the Upward Bound Program, which aims to prepare students for college. The school has an overall Niche grade of B-minus.
Pocket parks and ocean waves
In addition to community amenities like bocce courts and fitness rooms, a few small green spaces are nearby. Mayo Howard Park runs alongside FAU Research Park Boulevard just east of the neighborhood and features a pavilion for cookouts, a covered children's playground, an exercise trail and plenty of grassy areas. The Pastor Willie James Ford Sr. Linear Park is just a bit further east and runs along SW 10th Street. The outdoor fitness court has reproductions of Jean-Michael Basquiat's paintings—courtesy of a grant from the National Fitness Campaign. The Tivol Sand Pine Preserve is just across the street from the linear park and spans 25 acres. Locals can explore its paved trails, looking out for the endangered gopher tortoise. Ecidar Park is the closest to Highland Meadows, a small green space offering tennis courts and a walking path.
Residents also benefit from living just six miles from the Atlantic coast. Deerfield Beach's boardwalk is an ideal spot for people-watching, rollerblading or going for walks with man's best friend. The International Fishing Per is right there, too, a highly photographed landmark where many locals try their luck at fishing. West of the neighborhood is the Arboretum at Constitution Park. This nine-acre "tree zoo" features over 200 exotic trees from five continents.

Palm Trees Plaza
Just north of the neighborhood is Palm Trees Plaza, which offers fast food staples such as Wendy's, McDonald's and Dunkin Donuts, as well as a Walmart Neighborhood Market and a Publix for groceries. Residents can head to Cracker Barrel for a hearty meal just across the Interstate.
