The Independence Bay and Waterways communities offer pools and athletic courts. “You’re inside a resort-style community that’s secure,” Mesquita says. There are no through streets, so the picturesque neighborhood is walkable, even if certain portions don't have sidewalks. “Residents enjoy being surrounded by beautiful homes with gorgeous lake views,” Mesquita says. Spanish Mediterranean influences are prominent and really stand out in the home designs. Features such as decorative facades and terra cotta roofs complement the greenery and custom landscaping that brightens the neighborhood’s streets. “Very well-kept homes,” Mesquita says. “They’re spacious, with open floor plans, and a lot of them have been updated.” Prices range from the high $400,000s to the high $600,000s. Reed Kellough, a Realtor with Compass, says similar homes in nearby neighborhoods would list for $800,000 or more. Condominiums, a variety of townhouses and villas range from the high 200,000s to the mid-400,000s. Monthly HOA fees range from just under $300 to just over $700. Lakeview is far enough from the coast that flooding is not a factor. Nearby Quiet Waters Park is a popular draw, featuring more than 430 acres and an array of amenities. The main attraction is the Ski Rixen cable water-sports system, a safe twist on skiing and wakeboarding. Children enjoy the colorful playscapes at Splash Adventure waterpark. Visitors also have access to 7 miles of hiking and biking trails, lighted basketball courts and a disc golf course. In addition, there’s a dog park that features an obstacle course and a campground. The park takes a step back to the 16th century each year as host of the popular Renaissance Festival. The festivities take place on weekends from early February through late March. Pick A Ball Sports Complex is a neighborhood facility that offers a variety of indoor athletic activities. The semi-private Deer Creek Golf Club is just minutes away. Deerfield Mall is conveniently located next to Quiet Waters Park. T.J. Residents can catch the bus along Powerline Road and Hillsboro Boulevard. Broward Health North is less than 5 miles from the neighborhood. Florida's Turnpike runs along the neighborhood’s west side, providing easy access to regional commutes. Nearby Interstate 95 connects to Fort Lauderdale and its international airport less than 20 miles south.
