Life on OKC’s outskirts
Midwest City’s close neighbor came into being in 1946 when founder George Epperly built 50 single-family homes on unincorporated land in Oklahoma City. Since then, Del City – named for Epperly’s oldest daughter, Delaphene – has tripled in size and has become known for its convenience to major employers and local attractions. “It’s close to Tinker Air Force Base, so there are a lot of military personnel in the area,” says Ecks Nillpraphan, agent with Chamberlain Realty LLC. While currently based in Edmond, he has sold homes all over Oklahoma City and its surrounding areas. “It’s also in a convenient location outside of Oklahoma City, and with I-40 and I-35 right there, you can get downtown or north to Edmond quickly.”

Whether recently updated or needing some TLC, the ranch-style homes on Del City’s streets have certainly stood the test of time. The original crop built in the initial development wave between 1946 and 1949 are joined by homes in areas annexed in the mid-1960s. They’ve since been revamped for the modern era with concrete or gravel driveways leading to carports and one-car garages. Most homeowners enjoy a tidy batch of yard space, although some homes border Interstate 40 – and a lucky few peter off into local parks. Price ranges closely follow the age and condition of the home. A first-time homebuyer or investor can find options for as low as $115,000, and homes rarely breach $250,000. “The average home price is somewhere between a solid $150,000 up to $200,000,” Nillpraphan explains.

Getting around Del City
Embark bus lines run along Southeast 44th Street. Overall, the area is heavily car-dependent, and most commuters to OKC make a 6-mile drive each day on I-40. They can reach Will Rogers World Airport on the same freeway in 15 miles. Meanwhile, Tinker Air Force Base sits just 4 miles southeast of the community. In case of an emergency, locals can make it to INTEGRIS Health Community Hospital – Del City in just over 1 mile.

Even though they have their own thriving food scene, OKC residents will make the half-hour trip to Del City just to grab a bite to eat. Local favorite Mid Del Taco’s drive-thru line is constantly packed with customers hankering for their signature flat nachos and taco burgers. Residents can enjoy the comforting atmosphere and legendary egg rolls at Mandarin or grab a quick bite at chains like Arby's and Burger King before heading to local businesses like New World Games & Comics. As for groceries, a popular Walmart Supercenter sits just beyond I-40.

The Del City trail system meanders through Ray Trent Park, a large, grassy expanse with a playground, plenty of tree shade and space for dog walkers. Those looking to cast their lines can fish at Eagle Lake Park. Meanwhile, golfers head directly east of Del City to Trosper Park and Trosper Golf Course, an 18-hole, heavily wooded run, and families make a splash from Memorial Weekend through Labor Day at Eagle Harbor Aquatic Center.

Del City’s efforts to honor veterans culminates at the annual Armed Forces Day & Shriners Parade, which travels through Del City each spring and features floats, characters, and an impressive airshow. Getting an education in Del City
The Mid-Del School District serves Del City students.
