Tree-filled neighborhood near downtown DeLand and nature spots

DeLand Southwest is minutes away from an award-winning downtown and the outdoorsy parks of Volusia County. The unincorporated community, aptly named, is just outside DeLand’s southwestern city limits. Its modest homes are set on small, grassy lots shaded by mature trees, including palmettos and live oaks draped in Spanish moss. The neighborhood is about 2 miles from Downtown DeLand, renowned for its historic charm, successful local businesses and steady lineup of events. DeLand Southwest is also about 5 miles away from the St. John’s River, a mecca for boaters, anglers, hikers and hot springs enthusiasts. “So much stuff draws you into this area,” says Mitch Feinsod, a longtime local and Realtor with Cardinal Row Real Estate. “Within 15 or 20 minutes, you’ve got the St. Johns River, you've got natural springs, you’ve got downtown… You’re less than an hour from Daytona Beach, and Disney’s about an hour away.”

Downtown DeLand hosts art shows, concerts and parades

The neighborhood’s proximity to DeLand’s historic downtown is among its chief draws, Feinsod says. “It’s a small, quaint little town area with shops, restaurants and all that stuff. During events – like their motorcycle and art events – they close off the main drag for all the festivities.” Event highlights include the Fall Festival of the Arts, which turns the walkable area into an open-air gallery, showcasing works from regional and national artists. Jazz, Country, Blues, Folk and more types of music take the stage at the DeLand Original Music Festival, letting hundreds of local and regional musicians perform. Holiday entertainment is to be expected, too, with staples like the Krewe of Amalee Mardi Gras Dog Parade and the DeLand Christmas Parade. Downtown is also home to Stetson University, a major employer in DeLand.

Starter homes and midcentury styles dominate the market

Most folks in DeLand Southwest rent their homes. Prices are down roughly 5% from last year. Much of what comes up for sale are single-family homes – a mix of midcentury ranch-style houses and cottages, turn-of-the-21st-century Minimal Traditional properties and some new construction starter homes. Overall, prices range from under $100,000 to just over $280,000. Residents generally enjoy quiet living, but noise pollution does creep in on the east side due to a main road. The neighborhood is free of special flood zones, but hurricane season – from June to November – is still a concern in Central Florida.

Multimedia and college credit programs at DeLand High

Volusia County Schools has a B on Niche. It serves the area with schools less than 5 miles away, including Woodward Elementary (B), Southwestern Middle (B-minus) and DeLand High (B). The high school's specialty programs include a digital media/multimedia design pathway and dual enrollment opportunities with Daytona State College and the University of Florida.

Volusia County offers parks for hiking, boating and wildlife watching

DeLand is central to several Volusia County-managed parks. The 5-acre Spring Hill Park is right in the neighborhood with a playground, a half-basketball court and picnic areas. A smaller green space, Sylvester B. Bruten Jr. Memorial Park, has a few more picnic tables on the west side. Lake Beresford Park covers more than 200 acres on the wooded shores of its namesake lake. It has a multi-use path that connects to the Spring-to-Spring Trail, which runs south to the nearby Blue Spring State Park. More rustic room to roam – about 130-plus acres of it – lies at Scrub Oak Preserve. While walking its 1-mile loop, hikers can spot wildlife as varied as gopher tortoises, ospreys and the occasional Florida black bear. Boaters, anglers and anyone else who likes to get on the water can launch watercraft for free at Ed Stone Park and Boat Ramp, about 5 miles away.

Family-owned eateries and sweet treats in the neighborhood

U.S. Route 17, locally known as Woodland Boulevard, is lined with spots to shop and dine at. Local, family-owned favorites include Garcia's Mexican Grill and Mi Mexico Restaurant, both just minutes away, serving homestyle Mexican cuisine. Rodeo Whip Ice Cream has satiated many a sweet tooth since it first opened in the early 1980s. Walmart Neighborhood Market, Publix and Aldi are grocery go-tos, and Wawa is right outside the neighborhood for gassing up and pick-me-ups. Emergency care is also off Woodland Boulevard at HCA Florida West Volusia Emergency, roughly 2 miles away.

Easy access to Daytona Beach and Orlando via I-4

Volusia County Transit Services has bus stops along Woodland Boulevard. Daytona Beach International Airport is about 25 miles away via Interstate 4, which has an access ramp about 5 miles from DeLand Southwest. I-4 is also a direct route to Orlando, just under 40 miles south.
