Privacy and open space in tiny heartland neighborhood
Little did 2020 Census takers know that Colburn's population of 164 would drop in half by 2022. But that means more space for the 70-some remaining residents to move around. This tiny enclave is 6 miles south of Delphi and 13 miles northwest of Lafayette, Indiana. Its 11 streets are surrounded by vast agricultural fields, forested land and a couple of bodies of water. The Wabash River is 3 miles to the west, and Sugar Creek brushes against Colburn's southeast border.
Colburn is one of many small neighborhoods and towns located along Indiana State Road 25 (SR 25), which replaced the old two-lane highway just over a decade ago.
"It's just a small, but there's a lot of people who love a small town," Kathy Stucker says.
Stucker, a Realtor with Stucker Realty, has been selling homes in the area for 16 years.
The small town of Colburn sits off 25 near Lafayette.
The Colburn Bible Church is within walking distance for the towns residents.
The Sugar Creek runs along the South side of Colburn.

Buck Creek Community Center offers recreation opportunities within 4 miles
Although Colburn has no recreation amenities, residents don't have to go far to find places to gather, play and exercise. They have plenty of space to play in their own backyards.
"Everybody knows everybody. Kids can run around, and nobody worries," Stucker says.
The Buck Creek Community Center, 4 miles away, includes a baseball diamond, playground and walking trail. Residents can rent space for events like scouts meetings and family reunions.
Battle Ground Golf Club, a public golf course 7 miles to the west, offers day passes, season passes and a Tuesday night league. Motocross riders can hit the dirt at Wildcat Creek MX 7 miles to the southeast in Rossville. The track has set dates for practice, so riders should check the schedule before heading out.
Locals can cast a line in the Wabash River to catch anything from bluegill to largemouth bass to catfish. They can also hook plenty of smallmouth bass in Sugar Creek.
Buck Creek Community Center is a short drive from Colburn.
Colburn golfers will find a beautiful golf course at nearby Battle Ground Golf Club.
Colburn anglers have options when it comes to landing that trophy fish.

Homes sell in 2 days compared to national average of 43 days
Housing options range from small fixer-uppers to large 4-bedroom homes.
"There's a good mixture. Prices used to be a little bit lower than in Lafayette," Chris Woodcock says.
Woodcock is a Realtor with KCB who's been selling homes in the area for 18 years.
The area appeals to people who like "a bit of land."
"It's big enough to have chickens and gardens," she says.
Prices range from $63,000 to $223,000. Home styles include ranch-style, saltbox, colonial-inspired and traditional.
"The majority are older homes, and some still need updating," Woodcock says.
Homes sell in 2 days, compared to the national average of 43 days. The median price is $185,000.

Niche ranks Tippecanoe School Corporation No. 2 best school district in county

East Tipp ranks No. 8 out of 8 in the most diverse middle schools in Tippecanoe County. Shopping and dining options in nearby Americus and Delphi
Colburn residents have to go to nearby towns like Americus and Delphi for shopping and dining.
"Before the new S.R. 25 was built, you'd have little towns with grocery stores, but all that's gone now. There are no downtowns," she says.
Now, the closest spot for food is Americus, 3 miles away.
Roberts Americus Restaurant & Bar is a cozy local diner that serves steak, catfish and other comfort foods. Right next door, the Ameri Mart gas station includes a small store and eatery that serves food, including pizza.
Delphi, 6 miles to the north, has several restaurants, including El Rinconcito, Mitchell's Mexican Grill, which features Tex-Mex, and Stone House, which serves all-day breakfast until 2 p.m. Stucker's favorite restaurant is Brick and Mortar.
"The food is amazing. They have whiskey bread pudding, which is delicious. The ribs are amazing. Everything we've had there is really good," she says.
The nearest shopping center is in Delphi, which includes stores like Save A Lot, Dollar General and CVS.
Colburn residents can get a delicious margarita at Delphi's El Rinconcito.
