Northtree, tucked into a section of eastern Palm Beach County where small residential communities are common, sets itself apart with a younger demographic attracted by the educational options. “In that area, you have a lot of 55-plus communities and all-age communities, and the all-age communities can go either way,” says Allyson Mahler of KW Innovations, who sells property throughout Palm Beach County. “This one is more of a family-oriented place. It’s a good location with A-rated schools.” Residents enjoy lakeside living within the community and proximity to plenty of recreation and shopping outside of it.

From cozy villas to large waterfront homes
The well-maintained, walkable community offers a collection of contemporary single-family homes on spacious lots along palm tree-lined streets. Standard features include driveways and attached garages. Front yards stand out for their landscaping, while backyards often include screened-in pools. Prices range from around $400,000 for a three-bedroom attached villa to $800,000 for a 3,000-square-foot home on the lake. Three-bedroom townhouses starting at under $400,000 also can be found. “There are a lot of similar neighborhoods here, but Northtree has good affordability for the area considering the number of bedrooms and features you can get,” says Cameron Sydenham, a Realtor with the Corcoran Group who has more than 18 years of experience. HOA fees are generally affordable as well. For single-family homes, prices range from $125 to $202. Villa owners pay slightly more, typically $266. Townhouses require the highest fees, around $600. The community is far enough inland that flooding is not a serious risk, but wind can be, especially during hurricane season, and insurance rates may reflect that.

Some of the best schools in Palm Beach County
The community is served by the School District of Palm Beach County, a well-rated district that happens to be among the largest in the country. Students can start their educational journey at Manatee Elementary, an A-minus-rated school. From there, they can move on to Christa McAuliffe Middle, also an A-minus-rated school and one that features the Pre-Information Technology Choice Program. That is a precursor to the expanded IT-based learning track at Park Vista Community High, an A-rated school with a quiz bowl team that won the county’s academic challenge in 2023. The high school is within walking distance of the community, and the other schools are within a mile. “People who buy in this neighborhood are primarily buying for the schools,” Sydenham says.

Community lake, nearby rec center provide a variety of activities
Water-related activities are a highlight of the community. While other nearby communities are dotted with tiny man-made lakes, Northtree is home to a large lake that accommodates everything from kayaks to pontoon boats. Residents also can engage in a little fowl play while interacting with the birds that mingle about the lakeshore. The neighborhood itself has plenty of recreational amenities. Residents can relax at the pool or stay active on basketball and tennis courts. Additional recreation is available just outside the community. West Boynton Park and Recreation Center offers ballfields, hockey and skating facilities, lighted basketball courts and a gymnasium. Next door is The Links at Boynton Beach Golf Club, an 18-hole municipal course. The beaches of the Lake Worth oceanfront are within 10 miles of the neighborhood.
