A mix of 55-plus and all-age communities
Of Towne Park's three gated subdivisions, Bellaggio is the largest, taking up nearly 90 percent of the neighborhood. It's a 55-plus community with 1,099 single-family homes, all featuring clay barrel tile roofs and arched windows and doorways. More than 70 percent of the homes overlook the lakes and those that don't often back up to picturesque cypress tree groves. Homes here commonly have two to four bedrooms, and depending on their size and location, they can sell for between $400,000 and $850,000. Mariposa, a luxury senior community, is full of rentable suites and apartment homes in a luxury Mediterranean-style condo building. There are two lifestyle options here, independent and assisted living, the latter of which includes a nationally recognized memory care program for those suffering from conditions like dementia and Alzheimer's. Isola Bella Estates, which is not aged designated, offers the largest, and therefore, most expensive, single-family homes in the neighborhood. They were primarily built in 2004 and feature neutral-colored stucco facades and dramatic arched entryways framed by large columns. Many have between four and six bedrooms and range from $800,000 to $1.4 million.Exclusive luxury amenities within the gates
Each community feels like a small village with its own parks, fitness centers and community spaces. In Bellaggio, residents can find countless outdoor amenities, like shuffleboard, pickleball and tennis courts, all within walking distance of their homes. And because lakes and inlets snake through the grounds, many residents enjoy kayaking and boating. When the Florida summers get too hot, residents also have dozens of indoor options at the community's clubhouse, including fitness classes, card games and spa days. "I could probably not count on two hands the number of times when I take people and walk through the clubhouse, people stop them to ask if they are buying there," says Realtor Robert Stidham with Century 21 Tenace Realty. "And when they find out they are, they tell them, 'You don't have to look anywhere else. This is the best community,'" he says. Mariposa residents live in one large U-shaped Mediterranean-style condo building that wraps around a community pool. The convenience of walking out the back door to go for a swim makes the pool one of the community's most used amenities. There's also plenty to do inside, such as flitting through the newest titles in the clubhouse library, catching a film in the movie theater or joining an exercise class in the fitness center. Isola Bella Estates offers similar amenities, including lighted courts for tennis, basketball and pickleball, a heated pool and a hot tub. And as the only non-age-restricted community, it also throws in a few kid-specific spaces like a playroom and water spray station. For a nearby public space, the popular 47-acre West Boynton Park and Recreation Center is a little more than 5 miles away.Shopping, dining along U.S. Route 441
Mariposa and Bellaggio residents don't have to leave the comforts of their communities to grab a bite since both have on-site restaurants or cafes. But for more variety or to pick up daily needs, there are plenty of stores and eateries just outside the neighborhood. Many options sit along U.S. Route 441, including a Super Target and Cilantro's Gourmet Deli, an easygoing and reasonably priced sandwich shop popular for breakfast and lunch. Town Commons is on the other side of the neighborhood and is one of the area's most popular shopping centers. It's home to a Publix Super Market and Mamma Mia's Trattoria, a beloved local eatery known for its homemade pizzas and traditional Italian cuisine.Students can attend the new Dr. Joaquin Garcia High School
The neighborhood is zoned for highly rated Palm Beach County public schools, including Coral Reef Elementary School, graded an A-minus on Niche; and Woodlands Middle School, graded a B-plus. High schoolers can move up to Dr. Joaquin Garcia High School, the county's first new high school in 20 years. It has yet to be graded on Niche or GreatSchools.org. Still, it is already being lauded for its state-of-the-art athletic compound and specialty career-based pathways, including pre-med and information technology programs.Proximity to U.S. Route 441, Florida's Turnpike
The neighborhood is bordered by U.S. Route 441, but residents are largely protected from highway traffic noise because of a thick wall of bushes and trees enclosing the community. Florida's Turnpike toll road is a little farther away but still close enough to be convenient for commuters traveling to Boca Raton, about 19 miles outside of town. Within the gated communities, residents can easily walk along the sidewalks to the clubhouse or sports courts, but most rely on cars for traveling outside of the neighborhood. The closest major airport is Palm Beach County Park/Lantana Airport, about 8 miles away. It's a regional airfield regularly accepting overflow traffic from Palm Beach International, about 15 miles north of the neighborhood. Emergency medical treatment is also within reach since Baptist Health Bethesda Hospital West is just 4 miles away.Risk of high winds, moderate flooding
