A convenient suburb with small-town charm

When Denham Springs was founded on 640 acres in 1826, there was no indication this land near the Amite River would become the largest commercial and residential area in Livingston Parish. Originally called Amite Springs, the town was renamed in 1898, just five years before it became a city. What began as a health resort with mineral springs is still filled with small-town character and plenty of Southern charm. The historic downtown is a collection of antique stores and boutiques, alongside cafes and breweries. Sometimes called “the bedroom of Baton Rouge,” Denham Springs functions as a suburb for the larger city and offers short commute times via Interstate 12, Highway 190 or Highway 16. “It’s a tight-knit community that’s growing rapidly through expanding infrastructure," says Crystal Holland Aguillard with Covington and Associates Real Estate. "New businesses and restaurants are coming to the area, and people are moving from East Baton Rouge Parish into Livingston, where the schools are highly rated.”

An antique Main Street

The city’s historic downtown has been transformed into the Denham Springs Antique Village. For over 20 years, the Denham Springs Main Street program has promoted and preserved the historic district of over 25 unique stores, bookshops, art studios, salons and more. Wonderfully walkable, there are plenty of benches around when you’d like to catch your breath. The area is also a community gathering space and hosts a Fall Festival, in addition to Christmas in the Village. The festival has over 100 vendors, games, rides, food booths and live music. The holiday events take place over almost two weeks with a parade, live nativity and the annual lighting of the Old City Hall museum. Located in the heart of the antique district, Le Chien Brewing Company is a microbrewery and restaurant specializing in a rotating menu of handcrafted beer. Featuring indoor and outdoor seating, it’s also dog-friendly, with a taproom, live music and the Pie Eyed Food Truck. Randazzo’s Italian Market has turned an old home into a restaurant with a full deli and specialty market. All the pasta is made in-house daily, and you can buy jars of sauce, as well as take-and-bake items from the store. Stop in and try the salmon bruschetta, gnocchi al Bolognese or a muffuletta sandwich.

Plenty of room for new construction

Living in Denham Springs offers residents all the comforts of the city while retaining room to build their own dream home. Lots start around $25,000 for a partial acre and increase to $225,000 for four acres near the Amite River. There’s a mix of housing styles in the area with “primarily traditional or Country French style homes,” according to Aguillard. Cottages, Acadian houses and contemporary residences can be seen in pockets throughout Denham Springs, while condominiums and apartments can be found too. Prices for housing range from $105,000 for a three-bedroom condo, to $1.2 million for a three-bedroom, three-bath building on the main thoroughfare, Florida Boulevard.

High marks for Denham Springs schools

Students in Denham Springs have dozens of public and private schools to choose from. Eastside Elementary inspires children from prekindergarten through fifth grade to learn essential core knowledge, while emphasizing study skills. It’s earned an A-minus from the education ranking website Niche. Juban Parc Junior High was opened in 2010 on a 22-acre campus and has been named one of the best public middle schools in the state, according to Niche. It has a dedicated makerspace lab where children can create everything from a Lego set to simple robotics. Denham Springs High School was founded in 1897 and offers advanced placement courses alongside tutoring options. In addition to sports like football and basketball, the school has teams for fishing, bowling, swimming and track.
