Downtown Denison
Hundreds of shops and restaurants on Main Street Denison
Main Street has over 200 small businesses, all hosted in historic storefronts. Multi-floor antique shops like Vintage Mercantile and Main Street Mall are long-standing presences on the street. The Katy Depot, which caps one end of Main Street, doubles as an event space and indoor shopping center. Nearly a dozen storefronts and restaurants are inside the century-old train station. In the last decade, multiple new restaurants have opened on Main Street. Rustico Fine Mexican Cuisine is owned by award-winning Texas chef Felipe Gaytan, who developed the restaurant’s authentic Mexican menu. Café Blackbird has been a local favorite for lattes and pastries since it opened in 2020. 34 Chophouse offers fine steakhouse dining by reservation and is one of the newest restaurants on Main Street, opening its dining room in 2023. Between these businesses and eateries are 140 murals and sculptures created by local artists and 19th-century churches like Waples Memorial United Methodist Church. Albertsons, one of the only major grocery stores in Denison, is two blocks away from downtown on Crawford Street. Downtown Denison has a CAP Index Crime Score of 5 out of 10, slightly above the national average score of 4.Over 600 Downtown events for every season
No matter the time of year, something is always happening in Downtown Denison. “We counted a few years ago, and there were 681 events every year at our businesses, churches, and schools,” says Donna Dow, who has served as director of Main Street Denison since 2010. “We look for fun things to do in January when it’s cold outside, and then we look for musical and holiday events.” The Downtown Denison Farmers Market is held on Main Street every Saturday morning between April and October. Music on Main kicks off at the end of May with a different local band playing each Friday night. When the weather cools down, October ushers in the Fall Festival, the I Like Ike 5K Run and the Eisenhower Birthday Celebration. Between November and January, an outdoor skating rink comes to Main Street for Denison on Ice.A new life for Downtown Denison’s century-old homes
Like the retail hub on Main Street, the residential homes surrounding Downtown Denison have preserved their historic facades. Established properties include Craftsman cottages and one-story “railroad houses,” compact bungalows built between the 1920s and 1930s specifically for railroad employees. There is also the occasional Greek Revival or Victorian home from the late 19th century. Many properties have been renovated by new owners thanks to the city’s affordable home incentive program that launched in 2014. Denison’s Historic Preservation Board oversees the restoration of buildings with an official “historic” designation, but these guidelines apply more often to businesses than to residential homes. A home near Downtown Denison typically costs between $250,000 and $400,000.The quickly growing Denison Independent School District
Denison Independent School District (ISD) is one of the quickest-growing school districts in the Texoma area. Between 2023 and 2024, every school in the district was upgraded with extra classroom space and new gyms and cafeterias. Schools like Houston Elementary School, Scott Middle School and Denison High School all earn B-plus grades on Niche. Denison High School has multiple fine arts programs, including theater, instrumental music, choir and dance. Denison is also home to Grayson College, a large community college that is 10 miles from downtown. The birthplace of President Eisenhower
Forest Park on Crawford Street is one of the oldest parks in Denison and is only two blocks away from Main Street. Visitors can walk under the park’s arched entryway and find a brand-new playground shaped like a train, walking trails and Munson Stadium, home of the Denison ISD Yellowjackets. Back on Main Street, Heritage Park has a small stage and hosts concerts and live performances throughout the year. Main Street is also less than a mile from the Eisenhower Birthplace State Historical Site on Lamar Avenue. The house where the 34th President was born is now a museum surrounded by preserved historic homes, sculptures and gardens.Updated sidewalks and streets across Denison’s Main Street
The downtown area is one of the most walkable parts of Denison, with brick roads connecting every part of Main Street. Dow says a multiphase streetscape project is currently underway, which involves completely updating sidewalks and streets block by block. No public bus systems currently serve Denison, so the area is car-dependent. South Eisenhower Parkway, Highway 69 and Highway 75/Texoma Parkway lead to the rest of the Texoma region. Downtown is 8 miles from Lake Texoma, 11 miles from Sherman and 75 miles from Dallas and Dallas Fort Worth International Airport.
