Life on the shore of Lake Texoma
Since it opened to the public in 1958, Lake Texoma has been one of the biggest tourist attractions in North Texas. Miles of hiking and horseback riding trails, numerous boat docks and dozens of campsites draw in Texoma locals, Oklahoma neighbors and Dallas residents. Out of the multiple residential communities around Lake Texoma, Thompson Heights is the only neighborhood that has been established around Eisenhower State Park, one of the largest public parks on the lake. It has a mix of modest lakeside cottages and sprawling waterfront estates, and every home in the area has the benefit of being a few miles from both the Lake Texoma shoreline and the amenities of Denison.

Lake Texoma is one of the largest reservoirs in the United States, covering 580 miles of shoreline between Cooke and Grayson Counties. Also called the “Playground of the Southwest,” Lake Texoma is operated by the U.S. Army Corps of Engineers, which maintains nearly a dozen campsites and miles of trails around the lake. Thompson Heights is next is Eisenhower State Park, which consists of nearly 2,000 acres of native grassland and hiking and equestrian trails. Armadillo Hill Trail isone of the most popular hiking routes in the park, and Crooked Knee Horse Trail isa horseback riding path that covers 20 miles. Long-running marinas like Eisenhower Yacht Club and Grandpappy Point also surround Lake Texoma and are popular places for boaters and fishermen to dock. “I think the lake has an effect on the culture and the personality of people,” says Tony Kaai, who has lived in Denison for 24 years and serves as the president of Denison Development Alliance. “If you get stressed here, in seven minutes you can go to the lake. It’s an immediate relaxation to be that close.”

Lake Texoma cottages and private estates
Thompson Heights is filled with lake homes representing multiple price ranges and sizes. Most are ranch-style or cottage homes built between the 1950s and 1980s that are less than a mile from Eisenhower State Park or the shore. These residences are typically under 2,000 square feet and cost between $250,000 and $550,000. Thompson Heights is one of the few lakeside communities in the area not to have an HOA, so homeowners do not have to pay any monthly membership fees. Some buyers opt to buy a one or two-acre lot, which typically comes with a private shoreline. Most of Lake Texoma is owned by the U.S. Army Corps, so purchasing part of the shore or a private dock comes with a higher price of $800,000 to $1 million. “It’s very hard to get a dock on Lake Texoma because it’s an engineering area,” says Amy Gibbs, who is also known as the North Texas Guru for her work as a real estate agent with United Real Estate DFW. “The few houses that do have it, it’s what they call a multimillion-dollar dock because they’re unicorns.” The U.S. Army Corps of Engineers works to keep the reservoir at a steady height throughout the year. While heavy rainfall is rare in the region, storms can lead to flash flooding close to the shore. Thompson Heights has a CAP Index Crime Score of 2 out of 10, below the national average of 4.

Boaters dock and eat at The Point
Lake Texoma is lined with waterfront eateries, and The Point on Harbor Road has been one of the most popular stops for years. The restaurant, which got a full makeover in 2019 with a new dining room and updated menu, is next to the Grandpappy Point Boat Ramp. Boat owners can pull up and park at the marina, and then stay for sweet tea, appetizers and seafood on the water. Thompson Heights’ location gives it a bit of distance between the lake and the closest city, so locals will have to drive out of the way for groceries or medical care. Lone Star Food Store on Texoma Drive and Walmart on Highway 75, both about 5 miles away, are the closest places to stock up. Faith Assembly of God, one of the few nearby houses of worship, is 2 miles from Thompson Heights on Reservoir Drive.

Newly renovated Denison High School
Thompson Heights is zoned into the quickly growing Denison Independent School District. Schools like Mayes Elementary School, Scott Middle School and Denison High School all earn B-plus grades on Niche. In 2014, Denison High School received a new school building on Highway 91, only 4 miles from Thompson Heights. The campus has a two-story main building with fine arts studios, indoor and outdoor athletic facilities and a newly renovated gymnasium. Grayson College, one of the largest community colleges in the county, is 10 miles away.
Scott Middle School has a student population of 749 students.
Denison High School is ranked 374th in top Texas High Schools.

Highway 75 runs from Denison to Oklahoma
Thompson Heights is only 2 miles from the Oklahoma border. The two states share the shoreline of Lake Texoma, and Texans can drive over the border to enjoy Oklahoma-side entertainment like the Choctaw Casino in Durant. It’s 7 miles to Denison and 14 miles to Sherman, and Highway 75 links the two cities. The neighborhood is also 78 miles from Dallas and the Dallas Fort Worth International Airport.
