Dennis Port has relatively affordable homes and a fun-filled history
With warm Atlantic waters crashing along Cape Cod’s southern shore, Dennis Port is a community of summer cottages and lively seasonal businesses. According to Lisa Griffin, a Realtor with Gibson Sotheby’s International Realty and Cape Cod local, the atmosphere was even livelier back in the 1970s and '80s. “Dennis Port was where the fun used to be, all the bars and the party beaches and whatnot,” she says, adding that it’s turned more residential in recent years. “But there’s a nostalgia for all the people who grew up there…who remember being teenagers and want to re-create those memories of childhood and want their children to have those memories.”
Griffin says that prices in Dennis Port tend to be more accessible than the rest of Dennis. “It’s the only place that’s affordable in the sense that you can still buy a house for $500,000 and walk to the beach,” she says. “On the north side of town, there is nothing like that; anything walkable to the beach is in the millions.” With seasonal cottages, upscale eateries and white sand beaches, Dennis Port has many of the classic Cape Cod attractions — but with lower price points and a laid-back atmosphere of nostalgia for the good old days.
Seasonal cottages and tract homes at some of the Cape’s lowest prices
Dennis Port is filled with classic Cape Cod cottages, typically built between the 1940s and the 1970s. Prices here are among the lowest in Dennis and in neighboring towns. “Dennis Port is probably less expensive than along the beaches of South Yarmouth , only because the properties are smaller and on much tinier lots,” Griffin says. “Because Dennis Port was built on tracts, developers went in during the 1950s and…built the same floor plan and same lot.” Many homes are not equipped for year-round living, and Griffin estimates that more than two-thirds of the population leaves town for the winter. The median sale price is $426,000. Condo units and seasonal properties can range from $110,000 to $650,000, while year-round single-family homes tend to cost between $500,000 and $1.2 million. First Street rates the neighborhood’s flood risk as moderate, with higher risk along the coast and Swan Pond River.
Warm waters and sandy beaches along Nantucket Sound
Located on the coast of Nantucket Sound, the main outdoor attraction in Dennis Port is the water. In between private coastline, this area has eight of the town’s 18 beaches, including the popular Sea Street Beach. The water on the south side of the Cape is noticeably warmer. “[The beaches] have more waves and the water is much warmer because they get the jet stream,” Griffin says. “It can be 20 degrees colder on the north side.” Off the coast, Swan Pond is a popular spot for kayaking or paddling, with river access leading down to the ocean.
Downtown Dennis has seasonal shops, fitness centers and boutiques
Dennis Port has a small downtown area with streets lined by small boutiques, fitness centers and restaurants. Holy Cow is a go-to ice cream spot, and the Red Nun Bar & Grill features live music and trivia nights. Rory’s Market + Kitchen offers organic grocery essentials, and there’s also a Dollar Tree. Dennis Port’s dining scene is rounded out by the upscale options along the water — including The Ocean House, which has a beachside bar, and Clancy’s Restaurant, which is well-known for its lobster rolls. “Most of the restaurants and businesses will close for a period of time,” says Griffin, estimating that late November to early April is the quietest time. “But we have a really big shoulder season. People live here and don’t go out in the summer because the crowds are crazy. But the fall is just spectacular.”
Community comes together at a village park and theater
In addition to restaurants, the town center is home to the Dennis Public Library and the Dennis Port Village Green, which has live music in the summer and the holiday-focused Dennis Village Stroll in December. Locals can also catch a show at the Cape Cod Theatre Company/Harwich Junior Theatre, a venue with local productions for all ages.
Foreign language and arts are taught at the local elementary school
The local Ezra H. Baker Innovation School serves kindergarten through third grade. It earns a B-minus grade from Niche. As one of Massachusetts’ Innovation Schools, the elementary school offers specialty programs, including weekly foreign language, art and music classes. Fourth and fifth graders can move on to Dennis-Yarmouth Intermediate School, which earns a C-plus. Dennis-Yarmouth Middle and Dennis-Yarmouth Regional High both earn B-minus grades.
Fifteen miles to the city amenities in Hyannis and Barnstable
City amenities in Hyannis and Barnstable are less than 15 miles away along U.S. Route 6. The two neighboring communities are home to the Cape Cod Gateway Airport, Cape Cod Hospital and all the big-brand shopping around Cape Cod Mall. For quick grocery runs, Ring Bros. Marketplace is a popular local grocery store, just a few miles north of Dennis Port.
