Dennis Village’s seaside setting draws homebuyers to Cape Cod
Dennis Village is a seaside neighborhood along the interior coastline of Cape Cod, about midway across the arm-shaped New England Peninsula. “Dennis Village is kind of on the north side of the crook of the elbow,” says Cindy Harrington, a Realtor and sales associate with Berkshire Hathaway Home Services Robert Paul Properties, who lives in the neighborhood. “We’re mid-Cape. It’s just a really quiet, little village.” A hub of local restaurants and attractions, which include a summer theater and art centers, as well as beaches along the north coast of Cape Cod, form the beating heart of Dennis Village’s community.
The village is one of five in the Cape Cod town of Dennis, which spans the breadth of the peninsula that juts out into the Atlantic. Wetlands sprawl on Dennis Village’s west side, laced with tendrils and inlets of the Clam Pools, while the east side is residential and centered around Scargo Lake. “People are drawn to the bayside beaches along the coast,” Harrington says. “Dennis Village has some of the nicest beaches in the world. The tide goes very far out and the sun sets there.” Locals are within driving distance of Boston, crossing the Sagamore or Bourne Bridge to get to the mainland, and U.S. Route 6 is a few miles south of the village.
Cape Cod homes sit along or close to the ocean
The housing stock of Dennis Village is mostly made up of Cape Cod-style homes, with some colonial-style and ranch-style homes mixed in. Many properties were built in the latter half of the 20th century, and some homes sit close to the ocean on streets like Shore Drive and Hiram Pond Road. Smaller ranch-style homes and Cape Cods can sell for between $400,000 and around $800,000. Most homes, though, cost between $1 million and $2 million. “Dennis has gone up in price,” Harrington says, “but it is highly desirable because our taxes are very low.” The town of Dennis has some of the lowest property taxes on Cape Cod; the tax rate for 2025 was $4.33 per $1,000 of home value, which is significantly lower than any of the surrounding towns and second only to the town of Chatham on the far eastern edge of the Cape. Dennis Village has a CAP Index Crime Score of 1 out of 10, significantly lower than the national average of 4 and the lowest possible score.
Recreation near the Atlantic Ocean or farther inland
Sandy stretches along the coastline include Mayflower Beach, Chapin Memorial Beach and Corporation Beach. Scargo Lake spans over 50 acres, offers two beaches and allows for fishing in eastern Dennis Village, while motorized boats, kayaks and canoes take to the water. The adjacent Scargo Park has hiking trails, and Scargo Tower dates back over a century and sits on Scargo Hill, the highest point in the mid-Cape area. “You can see all over the Cape from there,” Harrington says. Standing 30-feet tall, the tower was originally built of wood as a spot for visitors to view the surrounding area, but was destroyed by a storm, rebuilt, then destroyed by fire. Its current iteration – a cobblestone cylinder – was opened in 1901.
Dennis Village Playground is near the center of the neighborhood, while Old Fort Field has a wooded trail less than half a mile away. “The town of Dennis has two award-winning golf courses and access to a bike path,” Harrington says. “There are lots of nature trails to walk.” Dennis Highland Golf Course is in the neighborhood; Dennis Pines Golf Course is less than 3 miles east. Both courses cover 18 holes and are open to the public.
Plays, movies and artwork on display in Dennis
Dennis Village’s creative hub is located near the center of the neighborhood, just off Hope Lane and Main Street. The Cape Cod Museum of Art spotlights creators from the area and features exhibits and a sculpture garden. Beside it, the Cape Cinema plays a variety of contemporary and classic films. “It’s a historic cinema,” Harrington says. “That’s where ‘The Wizard of Oz’ had its premiere in 1939.” Nearby, the Cape Playhouse is home to theatrical productions during the summer and children’s programs. “The Cape Playhouse is renowned for Broadway shows that come here during the summer,” Harrington says. Past productions have included “Rent” and “Waitress.”
For nearly 70 years, the town of Dennis has held its Annual Antique Car Parade near the southern coast of Cape Cod. “Dennis does big fireworks for the Fourth of July, and every Monday night during the summer they have band concerts on the Village Green,” Harrington says. “It’s like old-fashioned, Americana music.” The annual Cape Cod Hydrangea Festival is a celebration that spans the entire peninsula, spotlighting local gardens that visitors can tour with a focus on the ubiquitous hydrangea blooms that are so prevalent on the Cape during the summer.
Maritime restaurants and local favorites on Cape Cod
Most restaurants are concentrated around Main Street in the center of the neighborhood. Locals can order sandwiches at The Mercantile, fresh baked goods at the Underground Bakery or seafood at Fin. “We have a few village restaurants and food shops,” Harrington says. “Baleine is a new wine bar very close to there, which is great and offers music. The same people who own Baleine also own The Pheasant, which is a really popular nice restaurant.” The Pheasant serves upscale American food and has a garden.
Cape Cod Creamery scoops frozen treats nearby, and those seeking a sweet carbo boost can grab donuts at the Village Coffee Shop. “People come from all around to go there,” Harrington says. “They have the best donuts in the world and people come from all over to buy them.” Just beyond the boundaries of Dennis Village, the Sesuit Harbor Café sits on the edge of the marina of the same name. The restaurant is famed for its lobster rolls, and a ship called the S.S. Lobster Roll offers dining cruises in the harbor. A Stop & Shop is less than 5 miles from central Dennis Village.
A four-school pipeline serves Dennis Village students
Kids can start their education south of Dennis Village at Station Avenue Elementary School, which serves kindergarten through third grade and receives a B rating from Niche. Dennis-Yarmouth Intermediate School gets a C-plus and Dennis-Yarmouth Middle School scores a B-minus; both schools share the same campus. Dennis-Yarmouth Regional High School also receives a B-minus. All four schools are situated within a mile of each other on Station Avenue.
Locals are connected to Boston proper from the peninsula
Locals are driving distance from major cities on the mainland by way of U.S. Route 6. “It’s about 90 minutes from Boston or Providence,” Harrington says. “It’s not too far. Once you leave Boston, you can take Route 3 to Cape Cod, which has two bridges that access it.” Both Boston and Providence are each between 75 and 90 miles west, depending on route. Cape Cod Hospital is less than 10 miles south. Cape Cod Regional Transit Authority buses have stops in the Dennis area, though there are few in Dennis Village itself. Boston Logan International Airport is about 80 miles northwest; the smaller Cape Cod Gateway Airport is about 10 miles south in Hyannis, offering direct service to several major cities, as well as to Martha’s Vineyard, Nantucket and Provincetown.
