Athmar Park offers downtown access and mid-century homes

Just 4 miles south of downtown Denver, Athmar Park is known for its brick midcentury builds, attractive price tags and active business scene. With both Interstate 25 and the Regional Transportation District light rail just east of the neighborhood, locals can enjoy easy access to downtown and major employment hubs like the Denver Tech Center. At the same time, Rocky Mountain views, an extensive trail system and spacious community parks offer the outdoor recreation that northern Colorado is known for.

Most of the neighborhood was developed in the 1940s and ‘50s, and many homes have stayed in the same family for generations. “I like how everyone sticks around,” says Jennifer Zeller, a local owner and broker with J.Z. Realty. “Most people have lived here since the day the building was built.” Quaint ranch-style homes and brick bungalows are common, and most feature fenced-in back yards and detached garages. Houses start in the low $200,000s and reach the mid- $700,000s, with prices increasing alongside square footage and recent upgrades. “A big thing in Athmar Park is affordability,” says Loretta Hernandez, a broker associate with Marigold Realty who lived in the neighborhood for 13 years. “It’s one of the few areas close to downtown that is still considered affordable.” The neighborhood has a median price of around $450,000, which is lower than the Denver County median of $640,000. Comparatively, nearby neighborhoods like Baker and Overland have medians of roughly $630,000. “Homes are being flipped little by little,” says Hernandez. “When I lived there, people would slowly make updates over the years. So, it’s up and coming, but prices are rising at a slower rate than other neighborhoods.”

Commuting to downtown Denver and other nearby hubs

Whether you commute by car or rely on public transit, Athmar Park has options for getting around Denver. Major roads, RTD routes and bike trails can all be accessed without leaving the neighborhood:

  • Interstate 25 takes drivers 4 miles north to the Central Business District, or around 10 miles southeast to the Denver Tech Center.
  • RTD bus routes have stops close to home along Exposition, Mississippi and Alameda avenues.
  • The RTD light rail can be accessed from the nearby Alameda station.
  • The South Platte River Trail allows bikers to head downtown or to Denver’s southern suburbs.

Public schools within reach

Athmar Park is served by Denver Public Schools, and many students attend Goldrick Elementary School on the neighborhood’s south side. The district offers 26 unique career and technical education programs across its high schools, with topics ranging from welding and web design to environmental science and nursing. Open enrollment is available across Colorado, so local families can apply to any school in the area, even if it lies outside of their designated attendance zone. Admissions are primarily granted through a lottery system as space allows.

Enjoy parks and recreation without leaving the neighborhood

You don’t have to leave Athmar Park to take advantage of the parks and trails that Denver is known for. Huston Park is the largest park in the neighborhood, with athletic fields, lakeside walking trails and plenty of open space. “You could fit a swimming pool there and still fit everything else,” says Zeller. “You also don’t notice it from any major streets, so it really is a neighborhood park.” Johnson Habitat Park offers waterside nature trails, picnic shelters and a large playground. The South Platte River Trail passes through the park and follows its namesake waterway for over 30 miles.

Walking to local businesses

While most locals rely on cars or public transit for major shopping trips, there are a variety of local businesses within a short walk of many homes. Federal Boulevard and Alameda Avenue serve as the community’s main commercial corridors and are lined with markets, small restaurants and convenience stores. New Saigon Bakery & Deli is a popular spot serving made-to-order Vietnamese fare and baked goods, while Star Kitchen is a local Chinese restaurant known for its dim sum dishes. Small grocery stores like Great Wall Supermarket, Little Saigon Market and Super Carniceria La Hacienda are all close to home, while King Soopers and Safeway are both a short drive away.

Potential for flood risk in Athmar Park

Due to its proximity to the South Platte River, portions of Athmar Park have higher levels of flood risk. Here’s what potential buyers should know about flooding in the area:

  • Risk varies block-by block, with homes on the far east side of the neighborhood at higher risk due to low elevation and proximity to the river.
  • While parts of the neighborhood fall into FEMA Zone X, signifying elevated risk levels, most of the community is not in a flood zone.
  • Many lenders will require proof of flood insurance for homes in FEMA flood zones.
  • Infrastructure improvements, including stormwater drainage upgrades and improvements to the nearby Sanderson Gulch, aim to reduce risk in the area.

The Huston Lake Park is my favorite feature of our neighborhood. It is the perfect place to take the dog or go for a sunset stroll. The neighborhood is up and coming with many people buying houses to flip. It has amazing cultural diversity and offers amazing food in the surrounding areas.
