Overland features a mix of long-standing homes and brand-new builds just a few miles south of downtown Denver. Just east of the South Platte River, the neighborhood is known for its easy access to the city, with Broadway and the Regional Transportation District offering direct routes downtown. While primarily a residential community, Overland is also home to a light rail station, a public golf course and over a dozen locally owned businesses. A free concert series, spacious nearby parks and skyline views add to its appeal.

The housing market in Overland offers a mix of old and new, from charming Victorians from the 1890s and 1920s bungalows to contemporary 2020s builds. Homes sit close together, with privacy fences and mature trees offering some privacy between neighbors. Price points vary widely across the community, with single-family homes starting in the upper $300,000s and reaching roughly $1.3 million. On the lower end of the spectrum, you can find quaint ranch-style homes in need of some upgrades, while million-dollar price tags are typically found on brand-new homes with over 3,000 square feet. The neighborhood also has a small selection of condos and townhouses, priced from the high $300,000s to the low $800,000s.

Commuting downtown and across the city

Whether you drive to work or rely on public transit to get across the city, you have options when living in Overland. “You’re close to the highways and you have easy access to public transit and Washington Park,” says Loretta Hernandez, a local broker associate with Marigold Realty. Drivers can take Broadway 5 miles north directly to downtown Denver, while Interstate 25 provides quick access to the Denver Tech Center and the city’s northern suburbs. You can head to Broadway or Evans Avenue to catch the Regional Transportation District (RTD) bus, while the RTD light rail can be accessed on the west side of the neighborhood from Evans Station. Increased noise levels can be expected on residential streets closest to the rail line.

Public schools and open enrollment

The community is part of Denver Public Schools (DPS), with highly rated nearby schools such as Asbury Elementary and Grant Beacon Middle. High school students can earn concurrent enrollment credits by taking classes with nearby schools like Community College of Denver and Red Rocks Community College. Additionally, the district offers an open enrollment program that allows families to apply to any school in the area. Here’s what you should know about open enrollment with DPS:

  • Applying to a school of choice does not guarantee admission. Instead, applicants are selected through a lottery system, with additional applications accepted as space allows.
  • Students going to a school outside of their designated attendance zone are not guaranteed transportation by the district.
  • Once accepted into a choice school, students do not need to continue applying each year.
  • Families may apply to schools outside of their district, but admittance is less common.

Outdoor access close to home

Even though Overland lies mere minutes from the heart of Denver’s business scene, living here does not mean sacrificing outdoor access. The 18-hole Overland Golf Course features views of the downtown skyline, the distant Rocky Mountains and the winding Platte River. The paved Platte River Trail also winds through the neighborhood, following the river for over 30 miles across Denver. “You’re also really close to the Levitt Pavilion concerts at Ruby Hill Park,” Hernandez says. The pavilion hosts over 50 free concerts each year, complete with local food vendors. In addition to the pavilion, Ruby Hill Park has baseball diamonds, a pump track, a playground and plenty of open field space.

Broadway businesses and nearby amenities

“If you head east in the neighborhood towards Broadway, you’ll find commercial corridors and access to major transportation avenues,” says Susan Chong, Principal Broker with Iconique Real Estate. The University of Denver and AdventHealth Porter hospital are also close by, Chong says. In addition to offering direct access to downtown, Broadway is lined with locally owned restaurants. Joy Hill is a popular pizza spot with craft brews and a rooftop patio, while Corvus Coffee Roasters roasts their beans in house, serving specialty lattes and baked goods. The corridor is also known for its wide selection of antique and vintage stores toward the neighborhood’s north end. For groceries, Safeway, Whole Foods and Sprouts Farmers Market are all within a 2-mile drive.

With the South Platte River bordering the neighborhood, Overland faces a higher level of flood risk than most Denver neighborhoods. Here’s what you should know if you’re considering buying in Overland:

  • Parts of the neighborhood are in FEMA Zone AE, which is considered high risk, while others are in low-risk zones or are not considered at risk.
  • Homes in the northwest end of Overland typically fall into higher-risk zones
  • Many lenders require flood insurance in high-risk zones.
  • The city has made efforts to reduce risk, including improvements to the river channel and stormwater management systems.
