Whether it’s spending summers hiking in the mountains or winters skiing in Chatfield State Park, residents of Columbine West enjoy easy access to some of the Denver metro’s best outdoor escapes. The neighborhood includes a blend of single-family homes and townhouses bordered by sidewalks that lead right to highly rated Jefferson County schools. Columbine West’s civic association has a strong presence in the neighborhood, organizing annual events at the local park and beautification projects throughout the year. Shoppers will find both grocery and retail options nearby, while commuters benefit from easy routes to major employers despite a lack of regional highways. “It’s a great area of town and a good first-time buyer area,” says Mindi Sanders, a lifetime resident of the Denver metro area and Realtor with eXp Realty. Located just south of Denver and Lakewood and just north of Littleton, Columbine West offers a comfortable and quiet suburban experience with walkable schools, nearby shopping centers and an active community association.

A mix of split-levels and townhouses in Columbine West
Laced along a string of cul-de-sacs, homes in Columbine West feature mostly ranch and split-level styles, with a combination of brick and vinyl siding. While the median single-family home price sits around $618,000, these 2,000-square-foot homes can range from under $550,000 to nearly $700,000, depending on the number of rooms and recent renovation status. “For Denver, that’s below our average, so that’s considered really affordable,” Sanders says. Three distinct townhouse developments, including Columbine Townhouses and Terrace at Columbine, are intermixed, offering compact options with a median price of $425,000.
As part of the Columbine West community, homeowners contribute annual dues to the civic association, which maintains the neighborhood’s covenants and organizes events throughout the year. While the community’s covenants include requiring approval for architectural changes, owners don’t need to consult the committee when choosing exterior paint colors.

Year-round adventures at Chatfield State Park
Proximity to foothills trails and the expansive Red Rocks Park and Amphitheatre means Columbine West residents have their pick of outdoor adventures. But closer to home, local spots like Victory Park and Columbine West Park are inviting locations for after-school playdates and summer pool parties. The neighborhood is also home to a stretch of the pristine, paved Dutch Creek Trail, which is part of an expanding network that will eventually connect nearby Weaver Park to the regional C-470 Bikeway.
Spanning nearly 4,000 acres, Chatfield State Park is a year-round destination for boating, fishing, hiking, skiing and camping. The prominent, 1,500-acre reservoir is open to both motorized and non-motorized boats and even includes a sandy swim beach. Dog lovers are big fans of the roughly 70-acre off-leash dog park, while birders will find tons of species nesting near Denver Botanic Gardens Chatfield Farms, a working farm that sits right across South Wadsworth Boulevard. And to the north of the neighborhood, Robert F. Clement Park is home to the Columbine Library, a contemporary playscape and a spacious sports park beside Columbine High.

Angie’s Restaurant has served the community since the 1960s, while other veteran businesses like Robert’s Italian Restaurant and Deli are popular stops at the nearby Columbine Plaza. Just north of the neighborhood, Bowles Crossing offers access to big-name stores such as DSW, Ross Dress for Less and Trader Joe’s, plus a movie theater and a gym. Bus stops on Ken Caryl Avenue
Although Columbine West has no highways, major thoroughfares like South Wadsworth Boulevard offer routes north toward Lakewood, a convenient way to make the 16-mile drive to downtown Denver. South Wadsworth also connects with state Route 470 to the south, which links with Interstate 25 for an easy commute to the Denver Tech Center. An express lane with a toll was recently added to C-470, and Sanders says that “really helps with the traffic congestion.” The Regional Transportation District, known locally as RTD, provides public bus stops along West Ken Caryl Avenue, and light rail stations are just a few miles away in Lakewood.
Columbine West is mostly a car-dependent area, though there are a few bus stops.
