The local housing scene and home prices

Most homes in Congress Park were built between the early 1900s and the 1920s, with a few mid-century builds mixed throughout. Streets are lined with cozy Craftsman-style bungalows, expansive Colonial Revivals and Foursquare-style homes. Large front porches are common, and most homes feature fenced-in back lots and detached garages. Single-family homes start in the mid-$400,000s and reach around $2.3 million. The highest priced homes often feature over 3,000 square feet and recently renovated interiors. You can also find a selection of condos and townhouses on the north side of the neighborhood, with prices ranging from the low $200,000s to the mid-$800,000s.

Community atmosphere in Congress Park

While Denver is known for its altitude and noticeably thinner air than its sea-level counterparts, Congress Park is known for an atmosphere of neighborhood congeniality. Congress Park Neighbors is a volunteer-run community organization that plans community events and programs. Block parties and backyard barbecues are common in the summer months, and the organization hosts events ranging from ice-cream socials to historic home tours. It’s the type of place where neighbors are often sitting on their front porches chatting at the end of the day. "Some people won't even consider moving because they don't want to leave their longtime friends who live next door," says Leo Rowen, a broker at Re/Max who has lived in the neighborhood for over 20 years.

Denver Public Schools and open enrollment

The neighborhood is served by Denver Public Schools. Highly rated schools like Teller Elementary and East High are close to home. Denver Public Schools’ open enrollment program allows families to apply to schools outside of their assigned attendance zone. Here’s what families should know about the program before moving into the district:

  • Round one applications are open from early December to mid-January, and selections are based on a lottery matching system.
  • Families can rank their second and third choice schools if their first choice is not available.
  • A second application round opens in the spring, when seats are assigned as space allows.
  • Parents are responsible for school transportation outside of their designated attendance zone.

Walkability to nearby shopping and dining

Most locals are within a mile walk of the businesses lining Colfax Avenue and Colorado Boulevard. “Colfax is the largest continual commercial street in the United States,” says Allison Nuanes, a broker associate with Compass who has sold many homes in the area. “But a lot of the neighborhoods surrounding Colfax also have their own smaller business pockets.” In Congress Park, you can find locally owned eateries near the intersections of Madison and 12th or at Elizabeth and 12th. Popular local spots include:

  • The French Press, which serves coffee, pastries and brunch fare
  • Sienna Wine Bar & Small Plates, known for its Mediterranean cuisine and wine flights
  • Shells and Sauce, a quaint Italian bistro with a rooftop patio

Parks and trails within reach

Walking toward the neighborhood’s southwest side can take you to its namesake park, which has tennis courts, soccer fields, a playground and a large outdoor pool. The nearby Cheesman Park is home to 80 acres of open field space and paved trails, and is a popular picnic spot during the summer months. At over 300 acres, City Park is the largest public park in Denver. Just a mile north of the neighborhood, the expansive park is home to lakes, athletic fields, biking trails and the Denver Zoo. “A lot of Coloradans are drawn to this side of town by the large parks and events held at those parks,” says Nuanes. “City Park is a Denver hub with a free jazz event every Sunday evening in the summer and an annual Juneteenth celebration.” A few miles south, the Cherry Creek Trail runs for around 45 miles and is popular among local walkers and bikers.

Public transit and a direct route to downtown

Colfax Avenue can take drivers directly to downtown Denver, 3 miles west, while Interstate 25 can take you 9 miles south to the Denver Tech Center, one of the city’s largest employment hubs. The Regional Transportation District (RTD) operates bus routes throughout town, with nearby stops on Colfax, Eighth Avenue and Colorado Boulevard. For long distance travel, Denver International Airport is roughly 22 miles northeast.

Public services are adquate for a city of this size. I believe they do well with snow removal. However there is a huge homeless problem in Denver.

I love the neighborhood. It is quiet and the houses are charming. We are close to everything from downtown, cherry creek, the interstates, and DIA. I hope to one day be able to purchase a home in this neighborhood.
