What draws homebuyers to Marina Pointe
Marina Pointe is a quaint, south Denver suburb within reach of sprawling recreation areas, major employers and highly rated public schools. The neighborhood has an established feel, with streets lined by mature trees, and the Rocky Mountains Front Range serves as a daily backdrop. Home prices here low by south Denver standards, and the area’s lack of a homeowners association means no monthly dues or strict architectural ordinances. While roughly 20 miles from downtown Denver, Route 85 and E-470 offer straightforward drives across the city.
Mountain views abound as residents stroll through Deer Creek Park and Pool near Marina Pointe.

Single-family homes with attractive price tags
The community was developed in the early 1980s, with ranch-style homes and split-levels lining the streets. Most houses feature attached two-car garages and fenced-in back yards dotted with mature trees. With a median home price of roughly $530,000, Marina Pointe tends to be more affordable compared to nearby neighborhoods like Meadowbrook Heights and Chatfield Bluffs, which have medians of $660,000 and $630,000, respectively. “Because the prices are reasonable, most people are buying these houses to personalize them with renovated kitchens and new bathrooms,” says Jennifer Davenport, a broker associate with Sotheby’s International Realty who has sold real estate in the Denver area since 1988. Prices start in the upper $300,000s and reach the upper $500,000s.
Rows of split-level homes with window shutters line the streets.

The application process begins in December for the following school year, and admission is based on a lottery system and as space allows.

Marina Pointe is within a short drive of miles of hiking trails and thousands of acres of open space and waterside recreation, as well as Chatfield State Park. “This location is second to none when it comes to open space,” says Davenport. “People want to live near the state park because of its beauty, so anything around it is selling quickly.” The park is home to one of the largest reservoirs in the region, where visitors can boat, swim, fish or paddle board. You can also walk along the park’s 26 miles of trails, reserve a site at the campground or take your dog to the expansive off-leash area. “The park offers fishing, camping and water sports, and there's a swim beach there, says Steve Westfall, a local Realtor with Re/Max Professionals. “It’s one of the top two lakes in the Denver metro area for water skiing and jet skiing.” Nearby, the Denver Botanic Gardens Chatfield Farms is a native plant refuge with historic buildings and scenic walking trails along Deer Creek. The Deer Creek Outdoor Pool lies across the street from Marina Pointe and is open from late May through late August.
