At the southernmost point of the city of Denver, Marston attracts those looking for a combination of suburban streets, retail centers and neighborhood parks. The community’s centerpiece is its namesake lake, which is actually an artificial reservoir bordered by the Marston Water Treatment Plant and the American Water Works Association. Instead of recreational use, the lake has served as an important asset for the city of Denver, providing residents with clean drinking water since its completion in the early 1900s.

Marston also straddles one of south Denver’s most robust shopping districts, which sits along South Wadsworth Boulevard, also known as State Route 121. “It’s a very busy stretch of Wadsworth, but once you go back behind it, it’s sort of like a very peaceful enclave back there,” says Mindi Sanders, a lifetime local of the Denver metro area and a Realtor with eXp Realty.

Just north of the neighborhood, a few hundred acres are home to the Englewood Federal Correctional Institution campus, a low-security complex that was built in 1938. The neighborhood itself earns a low crime score of 3 out of 10 from the CAP Index, which is just slightly below the national average of 4. With a comfortable suburban feel, commercial access and the mountains within view, Marston offers plenty of room to spread out without sacrificing convenience.

Trails connect local playgrounds to the Southwest Rec Center

Surrounded by golf courses and peppered with neighborhood parks and trails, Marston offers its residents opportunities to stay active regardless of the weather. Garrison and Union Park and Wagon Trail Park are both popular for their playgrounds and open fields, while the Southwest Recreation Center offers outdoor swimming in summer and indoor classes in winter. The paved Wagon Creek Trail creates a seamless route between these three neighborhood parks, and additional trails sit south of Marston Lake in a small cove known as Isthmus Park.

Although the reservoir itself is not meant for recreation, it is bordered by public tennis courts and the slightly smaller Bowles Lake. “They allow paddle boarding and canoeing on the lake. It’s a very nice area, very well-kept,” Sanders says. Marston is also well-positioned for golfers of any skill level, with five public courses and the private Pinehurst Country Club all located within a few miles of the neighborhood. Just south of West Bowles Avenue, the expansive Robert F. Clement Park hosts a branch of the Jefferson County Library, multiple fields, a skatepark, a contemporary playground and an amphitheater surrounded by picnic tables.

Modest townhouses and million-dollar homes on Bowles Lake

Despite its location along a prominent commercial district, Marston has a distinctly suburban feel, with sidewalk-lined streets featuring a mix of spacious single-family homes, condos and townhouses. Part of the community belongs to the Grant Ranch development, which Sanders says was thoughtfully designed around the lake so residents can “enjoy the outdoors and have trails.” The largest properties sit just south of Marston Lake and adjacent to the Raccoon Creek Golf Course, where 3,000-square-foot homes command prices between $800,000 and $1.2 million. West of the lake, prices and home sizes drop significantly, with smaller three-bedroom properties of around 2,000 square feet listed between $600,000 and $800,000. Townhouses are also available in the $400,000 to $500,000 range, while compact condos generally cost $300,000 to $400,000. Most homes feature Craftsman-style architecture, although there are a few split-level and ranch-style homes in the area.

Grant Ranch loves to celebrate

For community members south of Marston Lake, the Grant Ranch Village Center hosts a handful of events throughout the year at the Grant Ranch Village Center, including everything from Easter Egg hunts to Wine & Cheese Socials. “They also have a big Fourth of July event,” Sanders says.

For most of south Denver, Wadsworth Boulevard serves as the main commercial and retail hub, putting Marston residents just blocks away from hundreds of shopping options such as Ulta Beauty, REI and Whole Foods Market. “That part of Wadsworth is probably the main retail area. Basically, any store you could want to go to is on Wadsworth right there,” Sanders says. The corridor is lined with everything from wholesalers like Costco and Sam’s Club to car dealerships, casual restaurants and banks, making it a one-stop shop. Southwest Plaza and Bowles Crossing sit to the south, providing additional storefronts and a movie theater in both traditional indoor and walkable outdoor mall styles.

Kennedy High has a dual language program

As part of Denver Public Schools, students are zoned to attend the Grant Ranch School for kindergarten through eighth grade and John F. Kennedy High School, which score grades of C-plus and C on Niche, respectively. Kennedy High is one of the city’s few schools with an optional Dual Language Program, and it recently shifted to a Traditional Native Language Instruction designation to accommodate 100-plus multilingual learners. Parents seeking private or faith-based education for their children will find a few options in the area, including A-plus-rated Colorado Academy and A-minus-rated Denver Christian School.

Commute to Denver with RTD

Marston’s position along Wadsworth Boulevard makes it easy for drivers to travel south toward Chatfield State Park or north toward downtown Denver, which is about 12 miles away. The Regional Transportation District, or RTD, also services a handful of bus stops along this commercial corridor.

Being in Colorado, the weather is absolutely unpredictable. It can (and has) been sunny in the morning, rain around noon, turn sunny and windy in the early afternoon, then snow all night. Every day is pretty much luck of the draw, but that is how I like it. All of the seasons are unique and it gives you a chance to appreciate the coming and going of each distinct season.

Some of the houses in the area are old and worn; some are very nice and well kept. We live in a condo and there are a number of those in our specific area.
