How Meadows blends a foothills lifestyle with a suburban atmosphere
Meadows is a suburban neighborhood about 20 minutes west of Littleton in the foothills. With this proximity to the mountains, there are various ways to enjoy the outdoors. Many of Meadows’ streets with single-family homes are often quiet, except for the sound of children playing or dogs barking. The neighborhood is near both highly rated schools and major commuting routes.
What the overall vibe is like in Meadows’ subdivisions
Mature trees stand tall alongside street lamps on cul-de-sacs in Meadows. “It’s a very well-maintained, peaceful area. It’s very dog- and family-friendly. [There are] a lot of sidewalks and walking areas, and just generally a lot of outdoor space,” says Christopher Nowakiwsky, a realtor with Re/Max Professionals, who has about 10 years of experience. “It’s a really nice place to be walking around the neighborhood. That’s a feel-good factor for the area, and the proximity to head up to the mountains is something that draws people west in the metro area.”
Meadows’ houses and condos often hold their value amid tight inventory
Housing options include condos in the gated Fallingwater community and single-family homes in subdivisions such as Woodbourne and Canterbury. “Inventory is tight in there, which means that housing demand is strong. Prices are generally strong,” Nowakiwsky says. Condo prices range from the upper $200,000s to the mid $400,000s. Meanwhile, the median home price is in the mid $700,000s. Average home values are similar to the median; they have steadily increased since 2022, when they were in the mid $600,000s. Additionally, Meadows’ average home values are consistently about $30,000 more than the Denver metro area average.

Parks, lakes and the Meadows Golf Club support an outdoor lifestyle
Chaucer Park, in the Canterbury subdivision, has a playground. The Canterbury Homeowners Association sponsors events at the park, such as an Easter egg hunt in the spring. A pool, tennis courts and a clubhouse are amenities offered in the Woodbourne subdivision. There are tennis courts with pickleball markings at Eagle Meadows Park, less than 5 minutes away. Golfers can practice their game at Meadows Golf Club, a public 18-hole course in the Summit Ridge at West Meadows neighborhood. Indoor recreation options include the Ridge Recreation Center and Edge Ice Arena, both located near the golf course.
Robert A. Easton Regional Park, just north of the recreation center, is home to Hine Lake and a loop trail. The lake is not large enough for water sports, but it is stocked with fish. About 20 minutes away from Meadows, Bear Creek Lake Park includes Big Soda Lake and Little Soda Lake. Big Soda is popular for paddleboarding, and Little Soda hosts water ski lessons. “Outdoor people like living over here because they’re super close to the mountains — can be on a mountain bike trail in 10 minutes [or at] the ski resorts in an hour,” says Realtor Jeremy Kane with eXp Realty, who has over a decade of experience.
