There is one constant as to why buyers move to Southmoor Park: “Hands down, it’s the convenience,” says Emily Brown, real estate agent with Keller Williams Realty. “You’re right on the Interstate 25 corridor and near a Denver light rail station so you can reach anywhere in the city relatively quickly.” Locals can hop on the E or R lines, or make the 11-mile drive, to reach the downtown districts in Denver and Aurora. Coveted access to major employers in the Denver Tech Center, which sits just across the other side of the freeway, adds even more value for commuters.

Even with all the surrounding action, Southmoor Park residents won’t have to deal with too much traffic noise. The neighborhood carries a suburban feel, where residential roadways are cushioned and canopied by a pleasant mix of mature trees. The bulk of the homes are low, long ranch-styles, flanked by one- to two-car garages, adding another touch of convenience for commuters. Large lawns, up to a third of an acre, are well maintained with bright, colorful gardens and shrubbery. Neighbors will likely pass each other by on the sidewalks lining the streets. “The neighborhood has that classic Denver charm with homes built in the 1960s, and instead of tearing them down and rebuilding, buyers choose to keep some of that charm and make modern renovations,” Brown says. While a few townhouses and condos have been built recently, Brown says, “Southmoor Park hasn’t been hit as hard by modern development, which is unique considering its location.” The low end of the price range here starts around $450,000, while the high end sits at the $1 million mark. “Compared to Lakewood or Aurora, you’re going to pay more for the homes in Southmoor Park because of how central and convenient it is,” Brown says.

Commercial pockets are tucked in the neighborhood’s northern and southern corners, with essentials like fitness centers, salons, medical offices and locally owned restaurants. Neighbors gather with their pups to enjoy a brew on Belleview Beer Garden’s outdoor patio. The unique experience of picking dishes from a conveyor belt keeps locals returning to Sushi-Rama, while nearby Le French is known as the go-to spot for brunch. On the other end of Southmoor Park is the Happy Canyon Shopping Center, where local eateries like Tai Tai Japanese and Birdcall are interspersed with chain coffee shops, Starbucks and Dunkin’ Donuts. Residents can head to the King Soopers on East Quincy Avenue for grocery essentials. Browsing the racks at larger retailers like Marshalls and Michaels can be done at the University Hills shopping complex, just 2 miles north.

Students here are zoned for Denver Public Schools. They’ll begin their education at Southmoor Elementary School, which Niche rates an A-minus. Nearby Hamilton Middle School earned a B-minus overall from the site. Many students living on Southmoor Park’s northern end have the luxury of being within walking distance of Thomas Jefferson High School. Not only does the school boast an A-minus rating from Niche, but it also offers a four-year communication technology magnet program. Students can get hands-on training in robotics, software engineering and 3D design.

The scenic oasis of Cherry Creek State Park is a short, 4-mile drive from any home in the neighborhood. “Denver is not known for having a lot of water throughout the city, but at Cherry Creek State Park, people can kayak, fish or take a boat ride through the reservoir,” says Anne Dresser-Kocur, Realtor with LIV Sotheby’s International Realty, who has been selling in the Denver area for more than 30 years. Bikers, hikers and horseback riders explore the 35 miles of trails meandering through the natural prairie and wetland environment.

Southmoor Park’s oddly angled shape intersects with East Quincy Avenue, a popular spot for cyclists because the wide, paved sidewalks and bike lines provide miles of peaceful riding along the thoroughfare. The roadway also connects to the expansive 71-mile-long High Line Canal Trail. Rosamond and Eastmoor parks give locals additional options to get outdoors, with walking trails, playgrounds and tennis courts.
