Single-family homes, some old and new, fill West Belleview’s streets

West Belleview’s residential landscape consists of many single-family homes. Architectural styles include New Traditional homes built between the 1990s and early 2000s. A few postmodern row homes were constructed in the early 2020s. Single-family home prices range from the lower $600,000s to the lower $800,000s. Some townhouses stand behind the gates of the Township at Dakota community, priced in the lower $500,000s. “There’s not a lot of land to build on in Littleton, so when new developments pop up, people will buy them. Most homes here are older and in neighborhoods that have been around for a while,” says Realtor Lisa Nguyen with Re/Max Professionals, who has about 10 years of real estate experience.

West Belleview is an owner-friendly area where home values climb

The neighborhood has a median household income slightly above $110,000; slightly higher than the national average of about $80,000. Since 2021, average home values have steadily increased, following a similar trend to the Denver metro average home value. Both values reached the upper $600,000s in January 2026.

Jeffco Public Schools district offers choice and highly rated schools

The highly rated Jeffco Public Schools district serves the neighborhood. The district offers school choice, so students in the county may attend any school, granted there is space available. West Belleview is in the attendance boundaries of highly rated elementary, middle and high schools, such as Dakota Ridge High School. “People buy homes here so their children can attend these schools. They’re not only great academically, but in sports as well,” Nguyen says. Nearby charter schools include Two Roads, which is a highly rated kindergarten through 12th-grade homeschool program.

What commuters can expect when navigating West Belleview

Major Denver employment centers, including the Central Business District and Denver Tech Center, are about a half-hour drive away, depending on traffic. U.S. Route 285 and Colorado Highway 470 facilitate commutes, and both are located within an 8-minute drive. “C-470 creates a loop all the way around the west and south side of Denver, and then it transitions to E-470, which goes up around the east side of Denver, clear up to the north end,” says Realtor Dwight Cabalka with Re/Max Professionals, who has over two decades of real estate experience. West Belleview is primarily car-dependent, with limited bike-friendly roads in the neighborhood. The C-470 Bikeway is about a 10-minute bike ride away. “That bike path extends all the way along C-470, clear up in Golden. It goes all the way around, out east onto E-470 and around. I mean, it is an extensive bike trail system. It's paved, it's not dirt,” Cabalka says.
