What makes Beaverdale one of Des Moines’ most unique neighborhoods

Known for its signature brick homes and neighborhood pride, Beaverdale is one of the most distinct areas in Des Moines. The community has an active neighborhood association, over 50 acres of parkland and nearby dining destinations, some of which are within walking distance. Its gridded streets are residential, but Beaverdale is a short drive to downtown Des Moines, Drake University and Merle Hay Mall.

Why Beaverdale Bricks are prized for their charm and history

The neighborhood has unique Tudor Revivals known as Beaverdale Bricks. “From a real estate perspective, people love to own a Beaverdale Brick because it's just full of magic,” says Darla Willett-Rohrssen, a Realtor with Iowa Realty. “When an owner needs their front door replaced, people are like, ‘No, you need to repair it, you need to keep that work.’ They'll have these great big locks with the huge old keys and rounded tops. You just can't find that kind of architecture anymore.”

These homes range from the low $200,000s to the mid-$500,000s, depending on size and condition. “Your kitchen might only fit one person, and your closet might fit three dresses,” says Willett-Rohrssen. “But it's different for each person.” These additional housing styles are also common in the neighborhood:

  • Minimal traditional cottages
  • Bungalows
  • Cape Cods
  • Colonial-style homes
Prices start in the low $100,000 and go up to the high $500,000s, occasionally going over $1 million. Most homes are set back from the street with intricate gardens, stone walkways and detached garages at the end of long driveways. On average, homes sell after about 35 days on the market, compared to the national average of around 50 days.

Seasonal celebrations and long-standing traditions in Beaverdale

The Beaverdale Neighborhood Association puts on events throughout the year. Food vendors, a carnival and live music are on the schedule during the Beaverdale Fall Festival. The weekly Beaverdale Farmers Market showcases local vendors and live music.

Beaverdale Bricks on Ashby Avenue and Wallace Lane have been lighting up the holidays for over 50 years. “If you buy a house there, you have to sign to say that you will decorate for Christmas,” says Liz Lashier, a Realtor with NextHome Your Way who sells throughout the Des Moines metro area. “You drive through in a little U, and all the houses are decorated to the hilt, and with mechanical things. I always wonder, ‘how do they ever get out of their houses?’”

Where locals go for outdoor recreation

Most residents can walk to one or more parks. Beaverdale and Ashby parks occupy the northern region of the neighborhood with open fields, basketball courts and playgrounds. Witmer Park, located in the southeast corner of Beaverdale, has an extensive looping trail and a pond that is often used for fishing.

Nearby Merle Hay Mall is home to a Flix Brewhouse movie theater as well as indoor pickleball courts and laser tag. Bike lanes also run through the neighborhood, connecting cyclists to the wider trail network that unites the Des Moines area. By heading east to the Inter-Urban Trail, they can bike along the Des Moines River and travel north to Saylorville Lake, or south to Grays Lake Park.

Beaverdale is surrounded by the Urban Loop, a circle of interstates that takes drivers to most corners of the metro area. Beaverdale residents can enter at the south end of their neighborhood on Interstate 235 and commute 4 miles to downtown Des Moines.
