A bustling beach neighborhood on the Emerald Coast
Flanked by Choctawhatchee Bay to the north and the Gulf of Mexico to the south, Miramar Beach is one of South Walton’s most diverse neighborhoods. White sand beaches and turquoise waters await beach lovers, while shoppers can splurge at boutiques, antique shops and upscale outlet stores. Golf enthusiasts are in good company thanks to the numerous golf clubs and resorts nearby. “Miramar encompasses more space and land, and a lot more people live there (full-time),” says Gabrielle Hamilton, director of operations for the Walton Area Chamber. Miramar Beach encompasses Sandestin, a golf and beach resort area. “Sandestin is like a combination of Destin and Santa Rosa Beach and has great shopping and dining,” says Alberta Baeza, a broker associate at RE/MAX Gulf Coast Realty. “It’s like Disney World for adults.”
Parasailing, snorkeling and swimming at Miramar Beach
Miramar’s beaches are made for sunbathers and adventure seekers alike. The soft, sugar-white sands are prime for lounging and soaking in the sun, while the clear waters of the Emerald Coast invite beachgoers to swim and fish. Snorkelers can get an up-close look at marine life at Dolphin Reef, one of the man-made, near-shore reefs made by the South Walton Artificial Reef Association. Those with a need for speed can rent jet skis to explore the open waters or enjoy sky-high panoramic views of the ocean on a parasail ride. Scenic Gulf Drive, also known as Old Highway 98, is an original beach cruising spot with a paved 3-mile trail popular with joggers, bikers and longboard skateboarders. The area is also home to several illustrious golf courses, including Burnt Pine Golf Club and Emerald Bay Golf Club.
Shopping at Silver Sands Premium Outlets
Shopping and dining destinations are plentiful in Miramar Beach. Many residents get their retail therapy fix at Silver Sands Premium Outlets, which has more than 100 stores and restaurants. Grand Boulevard in Sandestin has upscale shops, fine and casual dining and a park. “There’s awesome fine dining at Fleming’s, and Cantina Laredo has great tacos,” Baeza says. “Grand Boulevard also has a lot of events, like an art festival and a year-round weekly farmers’ market.” Locals and visitors alike enjoy the Caribbean-style seafood and gumbo at Pompano Joe’s, a vibrant beachfront eatery. Groceries are available in town at Winn-Dixie and Publix at Grand Boulevard. Miramar Beach is also home to Smith’s Antiques Mall, which has more than 50 vendors in a 25,000-square-foot building.
Condos, single-family homes and ocean-front mansions
Miramar Beach has a mix of full-time residences, vacation homes and short-term rental properties and a wide range of homes at various price points, from one-bedroom condos and simple ranch-style homes to luxury properties with views of the ocean. The median price is $720,000, and the average price per square foot is $517. Homes on the inland come with a lower price tag, ranging from $460,000 to $820,000 for a two-bedroom home. Properties that face Choctawhatchee Bay can cost $850,000 and rise up to $5 million for upscale homes within reach of prestigious golf courses like Burnt Pine Golf Club or Emerald Bay Golf Course. However, the most expensive real estate lies along the Gulf of Florida. Gulf-front mansions with five or more bedrooms and amenities like a pool can range from $1.7 million to $17 million.

Kids can attend Van R. Butler Elementary School before heading to Emerald Coast Middle School, which are both rated A-minus by Niche. Teens can attend South Walton High School, also rated A-minus by Niche. The high school offers nine career and technical education course programs, including culinary arts, wildlife management, criminal justice and digital design.
Drive or ride on an EC Rider bus
U.S. Route 98 is a major east-west corridor that connects Miramar Beach to Destin to the west and the coastal communities of Scenic Highway 30A to the east. Traffic can be a bear during the peak tourism season of April through October, and U.S. 98 is frequently under construction.
Environmental factors
Miramar Beach is at risk for hurricanes and flooding. “We’ve had our share of hurricanes, but we have ample time to evacuate,” Baeza says. “Anything built after 2003 has to follow a universal code to withstand storms and bad weather.” Protected sea turtles lay their eggs along the beaches of the Emerald Coast, and most artificial lights are turned off during nesting season to protect baby turtles.
