Aptly named Cornerstone Village is the easternmost piece of Detroit’s puzzle, bordering the suburbs Grosse Pointe, Grosse Pointe Farms, Grosse Pointe Woods and Harper Woods. Settled by French and Belgian farmers near the turn of the 20th century, the neighborhood became part of Detroit proper in 1925 – although it took another four decades for Cornerstone Village to evolve into a densely populated urban residential neighborhood with walkable commercial areas on East Warren and Mack Avenues. “Nestled between I-94 and Grosse Pointe Farms, this neighborhood allows easy access to the freeway, shopping and restaurants,” says Justin Neil, broker/owner at Justin Neil & Associates.

A wide array of housing styles
Cornerstone Village is vividly green in spring and summer due to its trees and park space. Some blocks bear the scars of post-2008 Detroit with rows of vacant lots where houses once stood. On other streets, houses resemble their nearby suburban counterparts -- but at a fraction of the price. Lawns are also taken seriously, and the nicely sized yards are sometimes landscaped. Most homes here were built between 1925 and 1972, and garages and driveways are common. Fixer-uppers can range from around $10,000-60,000. Homes ready for move-in start in the $60,000 range and can go as high as $200,000. Since the neighborhood was built gradually from 1925-1972, many housing styles have been represented: bungalows, ranches, Cape Cods, Colonial Revivals and Tudors are all in the mix.

Businesses worthy of an Anthony Bourdain visit
Two of Detroit’s most unique businesses are right here in Cornerstone Village. Cadieux Cafe dates to the neighborhood’s roots – the former Prohibition speakeasy was a hub for Detroit’s Belgian community. Once featured on an episode of Anthony Bourdain’s “No Reservations,” Cadieux Cafe is the only site in the United States with Belgian feather bowling lanes. The Detroit Pepper Company is a far more recent neighborhood addition that’s quickly making an impact. Former postal worker Marlin Hughes turned his homemade stuffed bell pepper recipe into the basis for an entire takeout restaurant in 2019, largely because the career change allowed him to spend more time with his autistic son. The concept is a runaway hit, drawing regulars not only from Cornerstone Village but as far away as Toledo, Ohio. “I’m trying to do the best I can for Cornerstone, the East Warren Corridor and the City of Detroit,” Hughes says. “I’d probably make more money if I was downtown, but this area was a great foot in the door into my first business.” The Savoy, a steakhouse featuring live jazz performances, is another recent addition on East Warren Ave. Nearby Village Market, Kroger and Trader Joe’s locations provide Cornerstone Village residents with multiple grocery shopping options.

Farmers Market and feather bowling among traditions
The East Warren Farmers Market is a popular recurring neighborhood event featuring fresh produce and other locally made goods each Thursday from spring through fall. For those uninitiated with Belgian feather bowling – which is most everyone outside of Belgium – Cadieux Cafe offers the chance to get acquainted with the niche sport. The game is akin to bocce, but the object is to roll balls that resemble cheese wheels down a 60-foot concave lane and land them closest to an actual feather. Cadieux has leagues three nights a week, and the public plays the other four nights. Bogart’z, located along the neighborhood’s southern boundary with Grosse Pointe, hosts an annual Oktoberfest.

STEM programs and dual enrollment
Students in Cornerstone Village are zoned to Marquette Elementary-Middle School and East English Village Preparatory Academy. The high school earned an overall D-plus ranking from Niche, although it has a B-plus for its teachers. The elementary/middle school has a C-minus. It’s known for its STEM and gardening after-school programs and monthly field trips. It also has electives like computers, art and band. The East English Village Preparatory Academy is a liberal arts facility offering dual enrollment with the University of Detroit Mercy. While the football team has had varying success, three former Bulldogs players have been selected in the NFL Draft in the past decade.

An art-filled greenway and 56-acre park
The neighborhood is home to Balduck Park, one of 13 Detroit regional green spaces. Covering 56 acres, it’s also one of the largest parks on the Eastside. Chandler Park Drive splits Balduck Park into two distinct sections. The northern half is wooded with trails, and in the winter, one of Detroit’s top sledding hills. The southern half of the park features areas for sports and other activities, including a dog park. Eastside Tennis and Fitness Club, which also offers pickleball, indoor soccer and an indoor golf simulator, is also in the park’s southern half. Nearby, the Moross Greenway non-profit volunteer organization is working to re-landscape and beautify the seven median islands on Moross Road. Launched in 2009, thousands of trees, perennials and shrubs have been planted in the roadway’s median, beautifying the area greatly. Art sculptures dot the route at regular intervals and rotate yearly.

A hospital, bus routes and major roadways
Ascension St. John Hospital and Children’s Hospital stands along the neighborhood’s boundary with Grosse Pointe Farms. Cornerstone Village is conveniently located next to Interstate 94, providing an 11-mile commute to downtown. For those without a car, sidewalks are found throughout the area, as are bus stops for routes on Moross, Chester, Cadieux and Warren. Cornerstone Village has a 55/100 bike score, and there are two bike shops in the neighborhood – Bikes Blades and Boards, and Bike Tech Inc.
