Just northeast of Downtown Detroit, the Gratiot-Grand neighborhood is being revitalized and becoming popular with homebuyers. “It’s an emerging neighborhood. There are a lot of quality houses that are starting to come on the market,” says Adam Soroka, a Realtor with @Properties Detroit who works in the area. “It’s an extension from the Islandview, West Village and Pingree Park area. It’s kind of a new area targeted by people who want to be near those neighborhoods.” The neighborhood’s proximity to popular city areas and Detroit’s major roads make Gratiot-Grand ripe for possible growth in upcoming years.

Older homes seeing improvements
Most homes in Gratiot-Grand are brick Colonial Revival homes or bungalows, but American Foursquares are also common. Homes come in various conditions, some needing extensive repairs while others have new flooring, bathrooms and kitchens. The neighborhood’s streets are lined with houses that sit close to one another, but vacant lots sporadically dot the landscape. Soroka says purchasing a home in Gratiot-Grand will give homeowners a better deal than nearby neighborhoods. “The price point is usually going to be lower than $300,000, and you can get a similar style house as the nearby neighborhoods,” he says. The high end of the market in Gratiot-Grand features four-bedroom homes for $230,000 to $260,000, though homes often sell for less than $100,000.
Home buyers will find numerous opportunities to renovate throughout Gratiot-Grand.

Basketball and other recreation at Dueweke Park
A few parks in the neighborhood give residents space for outdoor recreation. Sylvester-Seyburn Park is a vast, open green space with a basketball court and mature trees. Dueweke Park on the neighborhood’s northern end has a basketball court, playground and shaded picnic areas. The Butzel Family Recreation Center is just a few blocks south of the neighborhood and has several activities available for residents, including dance classes, arts and crafts and game nights.
Sylvester-Seyburn Park is centrally located, making it easy to walk or bike to.
Dueweke Park is an ideal spot to gather with friends for an outdoor birthday party.

Harbortown Market for locally made groceries
There are restaurant's just over a mile south in the Islandview neighborhood. Southern Fire is a bistro and lounge that serves southern-style comfort food. On Jefferson Avenue, Belle Isle Pizza is popular for Detroit-style pizza, wings and sandwiches.
The local grocery store, Harbortown Market, carries a wide range of Michigan-made food and beverage products. Save A Lot offers a selection of discount groceries on Gratiot Avenue.

Bus stops along Van Dyke Street
The neighborhood’s abundance of sidewalks makes it easy to walk to bus stops along major streets, including Van Dyke Street, Macke Avenue and Gratiot Avenue. Running along the neighborhood’s northern edge, Gratiot Avenue is a direct route for drivers to downtown Detroit. A mile north, drivers can access Interstate 94.
Southeastern High School for business and technology
Students in Gratiot-Grand might attend pre-kindergarten through eighth grade at Marcus Garvey Academy— which Niche gives a C-minus — and finish strong at C-rated Southeastern High School. Southeastern strongly focuses on business and technology courses, offering business management, graphic design and computer networking electives.
Kids will receive the attention they need to succeed at Garvey Academy.
