Updated homes and nearby GM Factory ZERO
Sitting next to the enclave city of Hamtramck and 7 miles north of downtown Detroit, the neighborhood of North Campau is beginning to reap the benefits of its location. “It’s in the greater Hamtramck area,” says Sam Hindo, Realtor with Community Choice Realty in Detroit. “Everywhere in the outskirts of Hamtramck, we’re seeing a lot of development.” While empty lots are common throughout North Campau, fully renovated homes are becoming increasingly more common, and these homes are earning higher selling prices thanks to their location as much as their upgrades. The neighborhood is just south of Buddy’s Pizza, less than half a mile from the Lasky Recreation Center and 3 miles from the GM’s electric vehicle manufacturing site, Factory ZERO.

Interstate 75 and easy access to the Detroit public bus system
With Interstate 75 running along the neighborhood’s western border, North Campau lies roughly 7 miles north of downtown Detroit. About 3 miles south of the neighborhood, near the intersection of Interstates 94 and 75, GM Factory ZERO employs approximately 2,000 people from the surrounding areas. North Campau residents can reach the factory via I-75 or Joseph Campau Avenue. Bus stops along Joseph Campau allow workers to reach the factory and other parts of Detroit without driving. Smaller streets are accompanied by sidewalks throughout the neighborhood, increasing access to the public bus system.
The famous Buddy’s Pizza
Just across East McNichols Road lies the birthplace of Detroit-style pizza, Buddy’s Pizza. This local icon has served the area since 1946. The nearby city of Hamtramck also has a diverse collection of restaurants, such as Polish Village Café and Royal Kabob. The closest grocery store for North Campau residents is Royal Fresh Market on Seven Mile, just about a mile and a half north. West of Interstate 75 lies a busy industrial sector and the Model T Plaza and Highland Park Place, home to retail options like Foot Locker and Citi Trends.

Bungalow homes and street parking
Because homes sit close to each other on narrow lots, driveways and garages are uncommon, and street parking is standard throughout the neighborhood. Bungalows with wide front porches comprise most of the neighborhood’s architectural landscape, and homes vary in condition and square footage. While some homes need extensive work, fully renovated homes are becoming increasingly popular. Homes under 1,000 square feet needing repairs can sell as low as $30,000, while fully renovated homes surpassing 1,000 square feet can sell as high as $150,000.
